With new launch three-bedders increasingly pushing toward, or well beyond, the $2 million mark, a budget of $1.2 million may seem unlikely to get you a proper family-sized condo today. But the resale market still has some options, particularly if you’re willing to consider older developments or locations further from the city centre.
The trade-offs vary. Some of these projects are further from an MRT station, while others come with older facilities or layouts that aren’t quite as polished as their newer counterparts. What they can offer, however, are three proper bedrooms, practical utility spaces, and in some cases surprisingly generous living areas.

Why I like it
Located near Cantonment MRT station (CCL), this development is also within walking distance of the CBD. There are numerous food options at nearby Everton Park and along Kampong Bahru Road, while Spottiswoode Park provides some greenery despite the home’s central location.
The block itself is unusual, as 102 Spottiswoode Park Road is part of the former HDB Spottiswoode Park estate but was privatised along with several neighbouring blocks. This makes it quite different from the typical private condominium on this list.
The unit is situated within a point block, with the square-shaped building placing one home at each corner. Inside, the living and dining areas are nicely separated, while the kitchen comes with a dedicated yard and WC.
All three original bedrooms are well-sized, although two have currently been combined to form a particularly large master bedroom with an adjoining study. Despite being on a lower floor, the home still receives a decent amount of natural light.

Why I like it
Located near Yishun Mall, residents have convenient access to a wet market, supermarkets and various food options. Yishun Park Hawker Centre and Yishun Park are also nearby, while the cycling path provides a route towards Lower Seletar Reservoir Park.
The living and dining areas are nicely separated, while the kitchen comes with a dedicated yard containing the home shelter and WC.
One particularly practical feature is the Jack-and-Jill common bathroom, which can be accessed from both the bedroom corridor and one of the common bedrooms. This effectively provides the home with a second ensuite bedroom.
All three bedrooms are well-sized, while the extensive use of wood throughout the interior adds some warmth to the space. Although the unit is situated on a lower floor, it still receives plenty of natural light.

3Melville Park

Located near Simei MRT station (EWL) and Eastpoint Mall, this development is also within reach of Upper Changi MRT station (DTL). Melville Park sits on a sizeable plot of land, with its residential blocks relatively well spaced apart.
The living and dining areas are nicely separated, while the kitchen comes with a dedicated service yard. The master bedroom is particularly spacious, providing considerably more room than you might expect from many newer three-bedroom layouts.
The floor plan does have some irregular angles, although these don’t significantly interfere with the functionality of the main living spaces. The bedrooms also retain parquet flooring, which helps visually separate the private areas from the communal spaces while giving them a warmer and cosier feel.

Why I like it
Located near Downtown East, this development is also within reach of Pasir Ris MRT (EWL) station, Pasir Ris Mall and White Sands. The nearby park connector provides convenient access towards Pasir Ris Park and the beach.
The living and dining areas are clearly separated, while the living room opens onto a decently sized balcony. The kitchen is relatively compact but functional, with a good amount of storage and a small dedicated laundry yard.
Two of the bedrooms feature floor-to-ceiling windows, helping the rooms feel brighter and more spacious. The home shelter is also positioned along the bedroom corridor rather than within the living area, which keeps it out of sight from the main communal space.
Situated on a mid floor, the unit receives a good amount of natural light.

5Euphony Gardens

Why I like it
Located near Chong Pang Market & Food Centre, this development also has various eateries among the shophouses immediately outside. It is also close to the upcoming Chencharu estate.
Euphony Gardens is a low-rise development with a more resort-like setting. Inside the unit, the living and dining areas are nicely separated, with the living room being spacious enough to potentially accommodate an additional study corner or dry pantry.
The kitchen is also generously sized, offering plenty of storage along with a separate yard containing the home shelter and WC.
All three bedrooms are well-sized, with the master being particularly spacious. The master bathroom is similarly generous, with enough room to accommodate both a bathtub and a separate shower.
Round-ups like this are a good place to start a shortlist, but the real work begins when you start comparing the final few options, looking beyond the headline criteria to decide which property is the best fit for your own situation.
