5 Cheapest Executive Maisonette HDBs You Can Buy In 2024 (From $725k)

While modern HDBs tend to follow a more standard, cookie-cutter approach, some older public housing has a certain charm. Think landed HDBs and the ever-iconic HDB maisonettes.
This week, we’re exploring five of the most affordable Executive Maisonettes (EMs) currently on the market, starting from $725,000.
While they are undeniably pricier than your average HDB flat, they come with clear advantages: spacious interiors and a unique double-storey layout. Located in mature estates, these EMs also offer the convenience of being close to daily amenities.
That said, many units on this list have been well-loved over the years, so you might need to factor in some renovation to bring them up to move-in condition.

Tenure | 99-year Leasehold |
Size | 1,593 SQFT |
$PSF | $455 PSF |

Why I like it
Overlooking the PIE, this Executive Maisonette finds itself in the Jurong enclave, close to the emerging Tengah estate. The neighbourhood is a well-established residential hub and you’ll find plenty of coffee shops and eateries nestled within the surrounding HDB cluster. For more robust amenities, the block is within walking distance of two popular wet markets and food centres – Hong Kah Point and Jurong Central Plaza.
For families, the location ticks a lot of boxes. It’s within a 1-km radius of the sought-after Rulang Primary School and a short stroll to the park connector leading to the revamped Jurong Lake Gardens.
That said, connectivity could be better. The nearest MRT, Lakeside (East-West Line), is a 26-minute walk or a 16-minute bus ride away. The upcoming Corporation MRT Station (Jurong Region Line), set to open in 2027, will bring relief as the closest option, but it’s still an 18-minute walk.
The unit itself offers 1,593 square feet of space spread across two levels. All three bedrooms are located upstairs, ensuring privacy when hosting guests. Each bedroom is well-proportioned, with the master bedroom standing out for its size. Both bathrooms are conveniently located on this floor, catering to the private areas.
Originally, the living area featured a balcony, but the current owners have levelled it to expand the space. While the double-volume ceiling above the balcony has been plastered, it can be removed to restore a sense of vertical openness if that’s more your style. Additionally, the current owners have created an extra area under the stairs for more storage space to stow away bulky items.

Why I like it

Nature lovers will appreciate the proximity to Admiralty Park, which connects seamlessly to Woodlands Waterfront – perfect for tranquil retreats. For families, the location is also a short distance from Republic Polytechnic, making it ideal for those with older children pursuing their studies.
Spanning an impressive 1,603 square feet across two floors, this EM showcases the best of what maisonette living has to offer. A practical addition is a fourth bedroom, cleverly carved out of the living area. This is a great option for multi-generational families or anyone who might prefer to avoid climbing stairs. That said, if you value an even larger living area, removing this fourth bedroom would restore the original layout.
