This “Affordable” EC Now Averages Over $1.5K PSF: How Wandervale Performed 10 Years Later

When Wandervale launched for sale in 2016, the executive condo (EC) drew buyer’s attention for being competitively priced at the time. At an average selling price of around $770 psf, most hopeful EC buyers were able to afford a three- or four-bedroom unit. The development was also close to Choa Chu Kang MRT station on the North-South Line. These were standout qualities for a new EC back then, when it was relatively rare for most of these developments to be within proximity to a train station.
However, not everyone was equally convinced about the merits of this development. When the project hit the market a decade ago, the property market was marred by concerns of a potential EC oversupply issue. In 2016, five other EC projects also launched for sale – The Visionaire, Parc Life, Treasure Crest, and Northwave.
The strong lineup of new ECs that year raised concerns among some market watchers that amid the stiff competition, a new EC in Choa Chu Kang might be too fringe to eventually realise good capital appreciation.
After a decade, we can analyse whether these concerns materialised, or whether Wandervale’s competitive pricing won out in the end. We’ll also look at how resale prices at Wandervale are likely to fare from this point forward.

Located on Choa Chu Kang Avenue 3, Wandervale was developed by Sim Lian Group, and the EC was positioned as a practical, family-oriented development. Thus, its unit mix does not comprise compact unit configurations, and just features three- and four-bedroom units.
