One year.
It’s been a whole year of posting Units Of The Week – how time flies.
We actually started this just as the pandemic was really starting to get serious, but I think even at that point no one could really predict how everything has played out so far.
But it’s been fun, despite the chaos – it’s always been enjoyable to comb through listings each week (well, mostly) to unearth certain hidden intriguing listings.
Let us know if there is anything to improve, or add – we welcome all feedback! Please reach out to us at hello@stackedhomes.com
In the meantime, this week we are doing something a little different – it’s all HDB listings in Tiong Bahru. One, because it is seemingly HDB season, and two, it was on behalf of a client anyway!

Here we go, these are the Units Of The Week for the week of 3 March 2021.

117 Tiong Bahru Road
$768,000
| Project: | 17 Tiong Bahru |
|---|---|
| HDB Estate | Bukit Merah |
| Address: | 17 Tiong Bahru Road |
| Tenure: | 99-year Leasehold |
| Size: | 947 sqft |
| $PSF: | $810.98 |
| Developer: | HDB |
| Lease Start Date: | 1973 |
Why I like it
I don’t think I need to say much of the virtues of staying in Tiong Bahru. It isn’t everyone’s cup of tea, but I can certainly see why there are many that swear by it as well. It’s a vibe that is hard to explain in words, and something that you have to just visit to find out for yourself.
Either ways, this 3-room HDB flat at 17 Tiong Bahru Road is a spacious one at 947 square feet in size. It’s in great condition too, well renovated, and you really don’t have to do much if you want to move in straight away. You’ll have to be a fan of the black and white colour scheme though!

278 Moh Guan Terrace
$1,200,000
| Project: | 78 Moh Guan Terrace |
|---|---|
| HDB Estate: | Bukit Merah |
| Address: | 78 Moh Guan Terrace |
| Tenure: | 99-year Leasehold |
| Size: | 800 sqft |
| $PSF: | $1,500 |
| Developer: | HDB |
| Lease Start Date: | 1967 |
Why I like it
For those familiar with this part of Tiong Bahru, you can probably tell which building it is just by the curved nature of the living room in this 3-room HDB flat at Moh Guan Terrace. I know some people may not like it because it is considered to be inefficient, but I for one really like how it makes the layout totally unique and yet you can get a much better view of your surroundings.
Bear in mind this is the top floor though, so while you do enjoy a greater level of privacy it is a walk up (and down) everyday so this definitely would not be suitable for the older folk!

342 Kim Cheng Street
$848,888
| Project: | 42 Kim Cheng Street |
|---|---|
| HDB Estate: | Bukit Merah |
| Address: | 42 Kim Cheng Street |
| Tenure: | 99-year Leasehold |
| Size: | 947 sqft |
| $PSF: | $896.40 |
| Developer: | HDB |
| Lease Start Date: | 1973 |
Why I like it
I am a sucker for a vintage look, and hence have always been drawn to the Tiong Bahru area (despite the high prices). But that’s just the price you have to pay to live in a space that is pretty much quite different from most other places that you’ll get in Singapore.
This 3-room HDB flat is a sizeable 947 square feet and you can easily see it as the living area is pretty spacious. I really like the mix of patterned tiles on the outside and that concrete flooring on the inside. It’s a bold look, and really nicely renovated!

438 Kim Pong Road
$730,000
| Project: | 38 Kim Pong Road |
|---|---|
| District: | 02 |
| HDB Estate: | Bukit Merah |
| Tenure: | 99-year Leasehold |
| Size: | 818 |
| $PSF: | $892.42 |
| Developer: | HDB |
| Lease Start Date: | 1974 |
Why I like it
There’s no doubt about it, the first thing that catches your attention here is that stunning long 3.9 metre slab of a wooden table. It’s able to sit 12, and obviously great for those that love to host dinners for large parties (but maybe not in today’s pandemic context).
I love the decor. You might describe it as eccentric, but it certainly looks like nothing else you would have seen out there and I can hardly even put a finger to it.
Nonetheless, at 818 square feet for a 3-room HDB flat, I think most people would be pleased at the size.

510A Boon Tiong Road
$928,000
| Project: | 10A Boon Tiong Road |
|---|---|
| District: | 14 |
| HDB Estate: | Bukit Merah |
| Tenure: | 99-year Leasehold |
| Size: | 990 sqft |
| $PSF: | $937.37 psf |
| Developer: | HDB |
| Lease Start Date: | 2016 |
Why I like it
Comparatively to all the other listings on this list, this seems to be the most conventional of them all. It is in a regular HDB looking building, and the most “boring” if I may say so.
Still, there’s no doubting its convenience, as it is a short walk to Tiong Bahru MRT as well as Tiong Bahru Plaza.
At 990 square feet for a 4-room HDB, it is on the small side if you were to compare it to the older flats in Tiong Bahru, but none too surprising for newer HDB flats of today.
The decor is a simple Scandinavian look, which is very popular among Singaporeans so most people would definitely find it appealing!
