For many of our readers, connectivity and convenience usually take precedence when finding their perfect home and that usually means living near MRT stations.
This comes as no surprise since that’s where most of the amenities (like malls, supermarkets and dining options) are found.
Seeing that the response to our post last week on 4-room flats was so well-received, we will look to a more spacious category this week – 5-room HDB flats. Here are the cheapest 5-room HDB flats that you can find near an MRT station.

Why I like it
For readers who like a wide and accessible mix of heartland amenities, convenience to public transportation and schools nearby your home, this unit is a rather good option.
Sized at a good 1,292 square feet, this 5-room flat located in Boon Lay has dual entrances for more convenient accessibility, which can be found in the living area and the kitchen.
While most people buying this unit would likely have to do some renovation, what’s good about the layout is the living and dining areas are nicely separated, and the kitchen comes with a sizeable service yard. Apart from having a designated space to do laundry, the numerous windows in the service area allow for better ventilation.
Not only that, this unit has a point-block design, making it great for those who enjoy more privacy in their living environment. The previous owners have also bought up the recess area, giving more space for the next homeowners to play around with.
In terms of connectivity, the block is around a 7-minute walk to Lakeside MRT Station, which is located on the East-West line. There are also multiple food and grocery options within the vicinity, including a brisk walk to Boon Lay Place Market, Boon Lay Shopping Centre and Hong Kah Point.
For those who like to be near outdoor spaces, it is within a walking distance of the newly revamped Jurong Lake Gardens.
Last but not least, there are many schools within the area, including the popular Rulang Primary School, Boon Lay Garden Primary School and Lakeside Primary School.

Why I like it
This 5-room unit located in Choa Chu Kang is sized at 1,184 square feet and for me personally one of the better traits is that it has a point-block design and is a corner unit, making it great for those who enjoy their own privacy.
The unit is also well-lit with natural sunlight from the extensive row of windows located in the living area, which definitely makes a difference.
As for the layout, it has a dumbbell layout with all three bedrooms tucked in one corner, which provides better segmentation and privacy for the homeowners when guests come over. The household shelter is located in the kitchen, which is useful for those who want additional pantry or storage space.
In terms of transport, it is an 8-minute walk to Yew Tee MRT (North-South line), and residents can conveniently head to Yew Tee Point, Yew Tee Square and Yew Tee Market for a good variety of food and grocery options. Alternatively, there are multiple coffee shops located below neighbouring HDB blocks for more affordable food options. Hillion Mall, Bukit Panjang Plaza and Junction 10 are also a short bus ride away.
For those who require more green spaces, it is located a short distance away from Pang Sua Park Connector which also connects to Chestnut Nature Park for beautiful trails and serene greenery.
While this could be a boon or a bane (depending on your situation), the unit is located right across from Unity Primary School. Other schools nearby include Unity Secondary School, Yew Tee Primary School, Kranji Primary School and Regent Secondary School.

Why I like it
For those who want to live as close to an MRT as possible, this is definitely one of the better ones as it is nearly right across Sembawang MRT station.
Being located right behind Sembawang MRT (North-South line) has a great variety of perks too. For one, Sun Plaza is located nearby to conveniently pick up any groceries and food, and even decent for simple shopping. Alternatively, it is a short 7-minute walk to Bukit Canberra, which has a hawker centre, indoor sports hall, swimming complex, polyclinic and senior care centre for a holistic range of amenities.
Also, for those who like to have better privacy in their living environment, it has a point-block design.

Why I like it
This is a 5-room flat that is sized at 1,186 square feet, and has quite a unique layout for the kitchen, which some people may/may not appreciate. You do also have a balcony here which can be handy for those who want a little bit of the outdoors.
The unit is located within a quick walk to Boon Lay MRT (East-West line, along with a future Jurong line), and more importantly you are also just as near to Jurong Point for all your shopping and grocery needs, and the Boon Lay Interchange for better connectivity. The best part? It’s an easy jaunt along the canal as well.
This is also one for those who love nature, as Jurong West Neighbourhood Park is directly across the block, and Jurong Central Park is right next to Jurong Point as well. And if that isn’t enough, Jurong Lake Gardens is just one stop away on the MRT or a more scenic walk via the Jurong Park Connector.

Why I like it
If you like to have a unblocked view of vast greenery from your home, this could be a good option for now. Do note though that this is unlikely to last forever, as the empty plot right outside is zoned residential and the forested area is subject to future detailed planning.
This 5-room apartment is sized at 1,184 square feet and comes with a balcony, which allows homeowners to enjoy a windy home and unblocked views of the green forestry areas of Old Admiralty House (do note that it is poised to become part of Sembawang’s sports and community hub). Furthermore, it is located in a quiet environment, which is a great change from Singapore’s typical hustle and bustle. Last but not least, the kitchen comes with a service balcony, which is practical for doing laundry.
This unit is around a 7-minute walk to Sembawang MRT station (North-South line) and Sun Plaza Mall for convenient food and grocery runs. Another option nearby would be at Sembawang Mart, which has a wet market, supermarket and food court.
Nearby schools include Wellington Primary School, Northoaks Primary School, Endeavour Primary School and Canberra Secondary School.
