Bukit Panjang Just Recorded Its First Million-Dollar 5-Room HDB Sale — Here’s What Buyers Are Paying For

Bukit Panjang has become the newest HDB town to join the million-dollar club of five-room resale flats in Singapore. The transaction that pushed it across the line was the sale of a 1,291 sq ft unit at 605 Senja Road that fetched $1.05 million ($813 psf) when it was sold earlier this week.
This record-setting five-room flat is categorised as a Premium Apartment, and is located between the 28th – 30th floors. This HDB block was completed in 1999 and has about 71 years left on its lease.
It is the first time that a resale five-room flat in Bukit Panjang has been sold for more than a million dollars. It beats the previous record high of $998,000 ($835 psf) that involved the sale of a 1,194 sq ft unit at 181 Jelebu Road.
The unit, which is also listed as a Premium Apartment, is located between the 22nd – 24th floors and was sold in June 2025. This block was completed in 2003 and has about 75 years left on its lease.

The HDB developments in this vicinity enjoy the closest proximity to most of the major amenities, retail options, public transport links, and community facilities in Bukit Panjang.
The area is anchored by Bukit Panjang MRT station on the Downtown Line, as well as the LRT network there. There are also two major mixed-use developments: Hillion Mall, which features the 546-unit Hillion Residences and the Bukit Panjang Integrated Transport Hub; as well as Junction 10 which houses The Tennery, a 338-unit condominium.
There is also Bukit Panjang Plaza, Bukit Panjang Polyclinic, and Senja-Cashew Community Centre in the vicinity. The community centre is also next to a public park and Pang Sua Pond. These amenities reflect the strong residential profile of the area and its appeal as a relatively affordable neighbourhood.
Within 1km of the million-dollar flat at 605 Senja Road are five primary schools, Greenridge Primary School, Tec Whye Primary School, West Spring Primary School, West View Primary School, and Zhenghua Primary School.

Meanwhile, the record five-room flat at 605 Senja Road is part of a HDB estate that comprises six residential blocks and a multistorey carpark. Four of the blocks comprise a mix of four- and five-room flats, while 601 Senja Road – which is the closest block to Senja station on the Bukit Panjang LRT – and 602 Senja Road are the two blocks with just four-room flats.
Based on resale records, only a handful of five-room flats in this estate have changed hands for more than $900,000, with only about two or three of these flats transacting in this price range to date.
Excluding the recent million-dollar sale, the next highest resale price for a five-room flat there is $950,000 ($730 psf) for a 1,302 sq ft unit, between the 19th – 21st floors, at 604 Senja Road that was sold last month.
Even within the block where the million-dollar transaction took place, only two other five-room flats have gone for more than $900,000. These are a 1,302 sq ft flat between the 22nd – 24th floor that changed hands for $950,000 ($730 psf) when it was sold in February this year. There was also a similar-sized unit between the 22nd to 24th floors that transacted for $940,000 ($722 psf) when it was sold in January 2026.

In general, the point-block design found in this estate would be appealing to most of the buyers in this area, coupled with the space that an older five-room flat offers compared to newer five-room Build-To-Order (BTO) developments.

While the exact configuration of different five-room units in this estate will vary, a sampling of the typical five-room floor plan suggests that the unit layout has features that tend to appeal to most homeowners, especially families with young children or a multigenerational home.
Some of the features include the size of the bedrooms as well as spaces to accommodate more storage solutions. The kitchen is also enclosed with a service balcony. Moreover, there only seems to be a few units on each floor, which offers a degree of privacy that some homeowners would welcome.
Moreover, the million-dollar flat is one of the highest resale units to have transacted so far at that block. Depending on which direction the unit faces, there’s a strong likelihood that the views would be pretty good.
Taking a step back, this block’s proximity to Junction 10 and Hillion Mall likely added to its appeal, as well as the convenient distance to Bukit Panjang MRT station. The Downtown Line already serves several key areas and regions around Singapore, like Botanic Gardens, Newton, Bugis, Downtown, and Eastern areas like Tampines.
But an upcoming extension will add two new stations after Bukit Panjang, which is currently the Western terminus of that MRT line. There are plans to add a new underground station along Sugei Kadut Avenue, and the line will end at a new aboveground Interchange between Yew Tee and Kranji stations on the North-South Line.

Meanwhile, Bukit Panjang has not seen many new BTO developments in recent years. The last new development in the area was the 334-unit Petir Park Edge that launched as part of the December 2023 BTO sales exercise.
That development has a mix of two-room flexi units as well as 1,001 sq ft four room flats. When it launched, the indicative price for four-room flats at the new development ranged from $320,000 to $426,000. Petir Park Edge is expected to be completed in 2028.
Over in neighbouring Choa Chu Kang, but next to the boundary with Bukit Panjang, the newest BTO development is Rail Green I & II along Woodlands Road. This project was launched during the October 2023 BTO sales exercise.
This mega-sized 1,895-unit BTO project comprises 12 residential blocks that range from 13- to 31-stories, with a mix of two-room flexi, three- to five-room flats, and 3Gen flats. Some of the indicative prices for the four-and five-room flats at that BTO project range from $319,000 – $437,000 for the four-room flats, to $463,000 – $595,000 for the five-room flats.
Since then, new BTO projects in this part of the West, especially around Bukit Panjang have been limited. This means that most HDB upgraders who can’t wait for the next new BTO project will have to turn to the resale market.
Given the appealing attributes and availability of five-room flats, we may see a few more transactions at the Senja Road estate that could provide support for resale prices there to continue climbing.
