It’s quite amazing to see how Singapore’s MRT network has blossomed over the years, with the different coloured lines snaking all around Singapore. In fact, by 2030 it has been said that 8 out of 10 households will be within a ten-minute walk from an MRT station. To put things into perspective, in 2019 the rail network was 230 km long, by 2030 it would be 360 km.
That said, 2030 is still some time away, and for those looking to stay closer to an MRT station at the most affordable price possible – here are some 4-room HDBs that you can consider.

Why I like it
As you might expect from a HDB located at Henderson, it’s situated in a prime location that is an 8 min walk away from Redhill MRT. With that, you are also about 7 minutes away from Redhill Market and Food Centre, where it’s a bustling trove of food options.
You can also walk to Tiong Bahru MRT at about 11 minutes away, but no one in the right mind would walk here to take an MRT as it’s on the same line. What’s here though is Tiong Bahru Plaza, where you do have a number of food outlets in air-conditioned comfort.
This is an older HDB (it was built in 1967), and you do have quite a unique design with full-height windows in the living and bedrooms. Overall it is an efficient layout with minimal wastage of space for its size. From the layout, most of the walls in the house are hackable – so you can easily reconfigure the space. You’d probably need to pony up a fair bit in terms of renovation though.

Why I like it
This part of Sin Ming has definitely been improved by leaps and bounds because of the addition of the Thomson East Coast line. It’s under a 10-minute walk to Upper Thomson MRT, and you are also a short walk to numerous eateries located in the shophouses along Upper Thomson Road and Shunfu Mart Food Centre and retail options at Thomson Plaza. For families, it is also within 1 km to renowned primary schools – Ai Tong and Catholic High Primary.
At 947 square feet, it is generally an efficient layout. That said, you’d definitely need to set aside some funds for renovation if you are looking for a more modern interior.

You are also within walking distance to 3 wet markets and food centres at blocks 16, 58, 216. In other words, you won’t be short of food options in this part of town.
You are also next to Bedok South Neighbourhood Park, so if you have young kids this would also be a good spot to be in.
This is also a door to door unit, so there’s more privacy as there is only one neighbour just across.

Why I like it
This 4-room HDB in Bukit Batok is a good size at 1,001 square feet – this unit is a 4NG model which is more spacious and comes with 2 bathrooms and a store. It’s under a 10-min walk to Bukit Gombak MRT and Bukit Gombak Neighbourhood Centre which houses a wet market, supermarket and numerous eateries. There are also retail options at Westmall, Lot 1, Jem, Westgate, IMM which are 1-2 MRT stops away, so it’s quite well-connected in that sense.
It’s great for outdoor/nature lovers, a short walk to Bukit Batok Hillside Park and Bukit Batok Town Park (where Little Guilin is) which has a park connector that leads to Bukit Batok Nature Park and Bukit Timah Nature Reserve.
