Arcc Spaces Launches Fourth Singapore Location With 25,782 Sq Ft Flexible Workspace At Raffles Place CBD

Local flexible workspace operator Arcc Spaces will open its fourth location in Singapore next month. The 25,782 sq ft centre occupies the 5th to 7th floors of the Bank of Singapore Centre at 63 Market Street.
Arcc Spaces is a subsidiary of Singapore-based real estate investment firm Arcc Holdings. Its co-working brand has three other locations at One Marina Boulevard, 75 High Street, and 99 Duxton Road.
The flexible workspace brand also has three locations in Kuala Lumpur, Malaysia, as well as one location each in Hong Kong and Shanghai.
The upcoming flexible workspace at Bank of Singapore Centre will feature enterprise suites, secluded alcoves, and business lounges. There are also meeting and collaboration spaces, as well as a dedicated members’ lounge and pantry. Members will also have access to curated social events.

There will be premium private serviced offices for teams of up to 50, which are also fully furnished and move-in ready.
The operator also offers custom spatial layouts and branded interiors by their in-house design team for enterprise clients who prefer a space that reflects their corporate identity. Enterprise clients also have the option of 7,000 – 9,000 sq ft floor plates.
“In an era where ten-year commitments have become high-risk liabilities, we offer a hospitality-led alternative that prioritizes agility over overhead,” says Justin Chen, CEO of Arcc Spaces.
He adds that as companies encourage employees back to the office, the value of this collaborative working space must be worth more than the size of the floor plate. “The spontaneous conversations in a corridor, introductions made over lunch, and impromptu whiteboard sessions are just a few exchanges that shape careers and cultures,” he says.

This is especially important for younger team members who increasingly look for an office environment that champions mentorship, network-building, and belonging, says Maria Nakamura, Head of Hospitality at Arcc Spaces.
“For companies competing to attract and retain the next generation of leaders, the quality of the physical environment sends a signal on how a company regards the people working within it,” she says.

The design of the upcoming location will feature a warm, residential-like aesthetic comprising tones of deep oranges, warm terracottas, and earthy ochres. Organic textures and biophilic elements are also layered throughout, with lush greenery set against views of the Marina Bay skyline.
Rise in premium workplace solutions to meet evolving workplace demands
With new office completions in Singapore expected to remain limited till 2027, the demand for premium move-in ready offices with flexible, shorter leases continue to grow.
Not only do companies have to navigate the hybrid work evolution to address manpower needs, shorter leases are preferred to support changing business operations and needs.
As hybrid work arrangements become commonplace, a broader evolution among multinational corporations (MNCs) toward a flexible-first strategy has also emerged to address two things – companies not having to pay for underutilised square footage and still be able to enjoy the prestige of a CBD headquarters.

As a financial services and business hub, Singapore has one of the strongest and most premium flexible office markets in Asia Pacific, according to research from Savills.
With an influx of firms basing their regional headquarters in Singapore, combined with the limited supply and preference for premium CBD positioning, the demand for Grade A offices is likely to continue growing.
As companies evolve their operations to address workplace demands, shifting toward flexible, experience-led workplaces, operators that provide premium design, enterprise-grade infrastructure, and shorter lease structures may be well positioned to capture the next phase of Singapore’s office market.
