With the recent 2023 Budget update, the additional financial grants are certainly good news for those looking to acquire their first HDB flats. However, those looking at the private market might be a little bummed out by the higher stamp duty rates for properties valued above $1.5M.
Despite the increased financial constraints on our housing budget, our need for space isn’t diminished. This week, we look at five three-bedroom resale condo units that are sized above 1,700 square feet while keeping the cost affordably below $2M.

Why I like it

The Floravale is predominantly located in a residential-dense neighbourhood and this unit in particular offers unblocked views of the landed enclave nearby. Amenities are also abundant within the area. Gek Poh Shopping Centre is located just a quick 6-minute walk away, and that has a Koufu coffee shop and many other eateries. Why I like it
This unit located in the heart of Singapore’s East has a well-balanced set of offerings when it comes to amenities in the neighbourhood and great connectivity.
At 2,185 square feet, this penthouse unit has three bedrooms, three bathrooms, a spacious living room, a utility room, a store room and of course, a spacious rooftop terrace. On top of its generous unit size, there are some other highlights worth pointing out.
For one, the living room has a double-volume ceiling which effectively brightens up the space. This is further complemented by a spiral staircase that links to the upper floor, making it not only aesthetically eye-catching but practical in terms of saving space.
Furthermore, there are two entryways into the house that is well-connected by a little foyer area. One leads into the living room and another connects to the kitchen, which adds a nice touch of convenience for those coming home from their grocery shopping. Last but not least, this unit has no direct afternoon sun, making it a cosy and well-ventilated unit.

Why I like it
Unlike any other options found in this list, this 1,798 square feet unit in Braddell View offers something unique – a walk-up apartment. For those with accessibility issues, this is one that you can look away.
Nevertheless, it has an efficient dual-storey layout, with all three bedrooms located on the upper floor and common spaces situated on the lower level for more privacy. Furthermore, it comes with a utility room and water closet, making it a great option for those who have a helper.
When it comes to spacious rooms, all three bedrooms are able to comfortably fit a double bed, wardrobe and a study area (if necessary). Its biggest draw, though, seems to be its walking vicinity to popular schools such as Raffles Girls’ School (Secondary) and Raffles Institution, making it highly popular amongst young families looking to send their children to these schools.

Why I like it
This two-storey penthouse unit in Park Green is almost 2,000 square feet and comes with three good-sized bedrooms, two bathrooms, a spacious roof terrace, a yard and a home shelter. This is also a corner unit, making it great for those who enjoy more privacy.
Each bedroom is able to accommodate a double bed, a wardrobe, and perhaps a study table (if needed), making it ideal for those with children.
In terms of liveability, the Buangkok neighbourhood offers a wide spread of amenities and transport options. Park Green is around a 12-minute walk to Buangkok MRT (North-East line) and Compassvale Link for a generous variety of eateries and a supermarket to do basic grocery runs. Other nearby mall options include Rivervale Mall, Hougang Mall, and The Midtown.

Last but not least, there are many schools nearby, making it great for young families. Some examples include My First Skool, North Vista Primary School, Punggol Primary School, CHIJ Our Lady of Navity and North Spring Primary School.

Why I like it
Another project nestled within the Hougang and Punggol neighbourhood, Riversails is located just around the block from Park Green.
This two-storey penthouse unit is around 1,800 square feet and offers three bedrooms, two bathrooms, a huge balcony, and a spacious roof terrace, making it a great option for big families or multi-gen living. Interestingly, its roof terrace is accessible from the balcony, which means that there is more liveable space without a flight of stairs located within the unit.
All bedrooms are good-sized and are able to comfortably fit a double bed, study table and wardrobe. Furthermore, they are all fitted with almost full-height windows, making each and every room bright with natural sunlight.
Due to the vicinity of each other, Riversails shares a similar set of amenities and connectivity as Park Green. Outdoor lovers will enjoy this neighbourhood as it is situated right next to Sungei Serangoon Park Connector, which leads to Lorong Halus Wetland Park and Coney Island. Furthermore, Punggol Park is right across the project for more pockets of green spaces.
Located right across the project are eateries such as Kimly Seafood and Texas Chicken. There’s a FairPrice for convenient grocery runs too. There are several malls nearby, including Hougang Mall and Compassvale Link.
The nearest MRT station is currently at Buangkok MRT (North-East line) which is around a 22-minute walk away so it’s not great on that front, though residents can choose to take a bus over.
There are many schools nearby too, with Punggol Primary, North Vista Primary and CHIJ Our Lady of Navity within a walking distance away.
