This 3-Room HDB Flat In Clementi Just Sold For A Record $896K — And It’s The Block’s First Resale

A 3-room flat at Clementi Peaks set a new record resale price today (18/7/26), reaching $896,000 ($1,172 psf). This was a 764 sq ft unit at 464B Clementi Avenue 1, between the 34th and 36th floors.
This beats the previous Clementi record for a resale 3-room by $56,000. That earlier record was a unit at 440A Clementi Avenue 3: a 743 sq ft flat between the 22nd and 24th floors, which sold for $840,000 ($1,131 psf) in October 2024.

What Makes This Transaction Stand Out
The block at 464B Clementi Avenue 1 was completed in 2022, making it only about four years old at the time of sale. Like most flats in this age category, the price is at a premium: it combines the ability to move in immediately with negligible lease decay, and often lower renovation needs.
This unit is among the top floors (34 to 36) of its 40-storey block. While Clementi isn’t especially known for views (it’s better known for convenience and educational institutes), the higher floor units unsurprisingly help to support premium pricing.
The block itself has 330 dwelling units in total, with a mix of 24 units of 2-room flats, 152 units of 3-room flats, 78 units of 4-room flats, and 76 units of 5-room flats.

This is also the first resale transaction recorded for the block at 464B, and yet the first one in the block has already set a record price as the benchmark.

The 12-month median resale price for 3-room flats across Clementi is $430,000, based on 258 transactions. The record at $896,000 sits $466,000 above that median.
Notably, the full price range across the transactions stretches from $340,000 to the new record of $896,000. That is a very wide band, and it reflects the possibility that Clementi’s 3-room resale market may be operating on two distinct tiers.
Why the Price Held Up
The most straightforward driver of the record price is the lease. With about 96 years remaining at the point of sale, the unit at 464B Clementi Avenue 1 offers a near-full tenure by the standards of the HDB resale market. Clementi Peaks was only completed in 2022, so the block is among the youngest in the Clementi resale market.
Besides this, and other factors such as the high floor, Clementi is an established town. Block 464B is also relatively close to Clementi MRT station (EWL, CRL), and hence also near Clementi Mall. This places the flat quite close to the hub of the area.
It is very significant that this is the first resale transaction at 464B Clementi Avenue 1. When a block enters the resale market for the first time, the initial transactions often set the psychological anchor for subsequent sales. At $896,000, that anchor is set high, and future sellers in the block will be pricing their units with this benchmark in mind.
