更广泛来看,许多 HDB 城镇的价格动力有所减弱,这为买家带来一线希望。我们也注意到 HDB 在 2022/23 年大幅增加了供应,随着这些新组屋陆续达到 MOP 并进入转售市场,我们不认为会重演前几年的那种陡峭涨势。

屋龄是一个因素;如果只看绝对最低总价,往往会落到最老的单位。这并不一定适合所有人(例如,如果租约不能持续到最年轻借款人年满 95 岁,CPF 的使用会受限)。因此我们改为按屋龄分组呈现。
此外,我们知道 HDB 现已不再使用成熟与非成熟的分类;但我们仍沿用此区分,因为大多数新加坡人仍以此来评估所在社区。
先从非成熟 HDB 城镇开始

总体来看,5房式组屋最便宜的非成熟城镇是 Woodlands、Choa Chu Kang、Sembawang 和 Sengkang。
不过,如果看最老的单位,Jurong West(较少情况下还有 Jurong East)开始出现。这仍与城镇发展的根源有关;直到 1980s,Jurong 都是制造业中心。位于 Jurong West 的组屋最初主要用于安置蓝领工人,因此最早期的单位起始价格就较低。

也可能是因为靠近 MRT 站的 Jurong East 巨变远远领先于我们在 Jurong West 看到的变化。一边是以 JEM、Westgate、IMM 等为代表、零售实力雄厚的“第二个 CBD”;而 Jurong West 仍更多被视为“that place where foreign workers like to rent。”不过,随着 Jurong 的转型持续推进,这一点在未来几年很可能会改变。
相对而言,在较新的 HDB 组屋当中,Yishun 更为常见。撇开那些玩笑不谈(Yishun 一直背负着有些名不副实的“怪异”名声),许多新加坡人仍然觉得 Yishun 位置偏北、略显偏僻,不过随着去中心化推进,这点可能会逐步改善。况且,像 Northpoint City 这样的配套加入,意味着你并不需要离开 Yishun 就能享有常见的餐厅/咖啡馆与商店。
一个值得注意的现象是,如果你愿意选择屋龄 21 年以上的非成熟组屋,价格可以低于 $500,000。 对于非成熟城镇,若想要更新的单位,5房式价格才会攀上 $500,000 以上。
