2024年的HDB转售市场情况
转售市场最大的变化之一来自BTO端。去年8月,政府结束了沿用多年的成熟/非成熟分法;组屋现改为Prime、Plus 和 Standard分类。我们已见到部分Prime项目,而2024年将在Bayshore地区迎来首批Plus型号组屋。
在接下来的一年里,我们或许会开始看到这一新模型的影响。Plus 与 Prime 组屋可能吸引那些更看重HDB地段、但无意升级*的买家。这可能让部分BTO推盘从转售市场分流需求。

相反,临近Plus 或 Prime 推出的现有组屋,价格可能出现上扬。原因在于周边旧组屋享有相同的区位优势,却不受 10-year MOP 或 Subsidy Recovery(SR)回收等限制。
此外,OrangeTee 与 Huttons 预测2024年平均组屋价格将上涨 three to five per cent,而 PropNex 则估计为 four to five per cent。这一增速较过去两年放缓,主要因供应增加。
如前所述,另一个可能抑制涨势的因素是利率上行。虽然HDB贷款利率维持(2.6 per cent)不变,但部分买家不得不转向银行贷款;考虑到2023年末利率已逼近 four per cent,这些买家面对高价可能会愈发抗拒。
总体而言,这并非部分买家所期待的大幅回落;但相较于新冠后的紧张阶段,买家目前的处境确实略有改善。
*升级族往往更偏好转售组屋而非BTO,因为他们无需等待施工期,正好在五年即可升级。

一些总体观察:
在屋龄较高(30年或以上)的房源中,Woodlands占据了榜单的大部分。以$330,000 至 $385,000 的价格区间(几乎与当下一些BTO相当),Woodlands看起来拥有新加坡最实惠的一批组屋。然而,这可能会带来某种误导。
不过,不要把Woodlands中大量更便宜的组屋,误解为该地仍然像从前那样“ulu”。就整体价格走势而言,Woodlands排在第三位,2023年上半年与下半年之间上涨了 4.4 per cent。
随着Woodlands North Coast及整个Woodlands作为北部区域中心的发展持续推进,这或许是未来趋势的一个信号。从长期来看,这为升值留出了更大的空间。
若担心租约折旧(即更偏好新一些的房子),Woodlands、Choa Chu Kang 与 Bukit Panjang或许是不错的寻觅之地。这里的4房式仍显著低于$500,000,即便屋龄不足10年。

一些总体观察:
Tampines的确有不少相对较新、且价格仍可负担(低于$650,000)的转售组屋;但不出所料,这些并非位于Tampines最受欢迎的地段(那是商场与办公楼集中的Tampines Central)。

Tampines Street 45 与 Tampines Avenue 8 距离MRT相当远,最近的车站为Downtown Line上的Tampines East或Tampines West(不同于可接驳East-West Line的Tampines Central)。不过,若你并不挑剔,通常都有巴士可衔接至各个MRT站,或直达Tampines Central(Tampines East 与 Tampines West 同样可通达)。总的来说,若房龄不足 six 年,这个价格并不算差。
