Units Of The Week Issue #53

This week, it’s back to Bishan, a place that is home to one of the more iconic developments in Singapore.
It’s also the home of a number of million dollar HDB’s, no doubt thanks to the very central location that Bishan offers.
Our favourite? Probably that Executive Maisonette that Reuben has spotted, we can’t seem to get enough of them at this point!

Here we go, these are the Units Of The Week for the week of 10 March 2021.

1Sky Vue
$4,500,000
Project: | Sky Vue |
---|---|
District: | 20/td> |
Address: | Bishan Street 14 |
Tenure: | 99-year Leasehold |
Size: | 2,207 sqft |
$PSF: | $2,038.97 |
Developer: | Allamanda Residential Development Pte Ltd |
TOP: | 2017 |
Why I like it
To most people unfamiliar with Bishan, Sky Vue would probably be an unfamiliar name. Perhaps also because of it being placed next to the iconic Sky Habitat – which is one development that would be tough to displace from the limelight.
Other than the design differences, it does enjoy all the locational benefits of its neighbour. It’s in close walking distance to Bishan MRT station, as well as Junction 8, and at 37 stories high it does offer a scenic view of Bishan.
Since this is a penthouse unit after all, views are probably as good as it gets from a height such as this. At 2,207 sqft for a 4 bedroom unit, the size it offers isn’t too bad at all especially since it isn’t saddled with the usual inefficiencies of a penthouse (staircase, open rooftop). Instead, this is a single loading penthouse, with the only extravagance being the high ceiling for the living and dining.
You could also say that Sky Vue has learnt a thing from the not great showing from Sky Habitat, as it has 82 profitable transactions so far, with just 1 unprofitable one recorded.

2Clover By The Park
$1,960,000
Project: | Clover By The Park |
---|---|
District: | 20 |
Address: | 6 Bishan Street 25 |
Tenure: | 99-year Leasehold |
Size: | 1,604 sqft |
$PSF: | $1,221.95 |
Developer: | Sim Lian (Bishan) Pte Ltd |
TOP: | 2012 |
Why I like it
As you can probably tell by its name, one of the bigger attractions to Clover by the Park is that it is right next to the Bishan-Ang Mo Kio Park. It’s designed by expert landscape architects, Ramboll Group (the same guys that have done Meyer House). So naturally that is a big plus point for families with young children as you have that expansive park to run and play (and just generally occupy them).
At 1,604 square feet of space, it is also what you would consider spacious by today’s standards for a 3 bedroom unit. Although I can’t say too many people would be happy with its long entranceway, the upside is that you do get a lot of privacy to your unit. And do note those planters do take away some living space as well.
Besides that, the unit is really well furnished. It’s elegant and looks modern yet refined too (for the living and dining at least). The bedrooms take on a more normal affair, but it is still simple and does not require much touching up before moving in.

3261 Bishan Street 22
$925,000
Project: | 261 Bishan Street 22 |
---|---|
HDB Estate: | Bishan |
Address: | 261 Bishan Street 22 |
Tenure: | 99-year Leasehold |
Size: | 1,572 sqft |
$PSF: | $588.42 |
Developer: | HDB |
Lease Start Date: | 1992 |
Why I like it
Funnily enough, we’ve just recently done a piece on executive maisonettes, and this is definitely an example of a very well done example. At 1,572 square feet covering 3 bedrooms, it is certainly spacious as far as an HDB is concerned. Although as always, some space will be taken up by the stairs to the bedrooms.
Other than that, the highlight will undoubtedly be those high ceilings in the living room that draws all the attention as you walk into the house. The unit is also well furnished, and I think most people would be happy with the style and design direction.
Probably the only issue here is that it isn’t the closest in terms of proximity to an MRT station, with Bishan MRT station in what I would classify as a not fun to walk daily distance. You are close to Bishan North Shopping Mall though, which is a plus.

4125 Bishan Street 12
$598,000
Project: | 125 Bishan Street 12 |
---|---|
HDB Estate: | Bishan |
Tenure: | 99-year Leasehold |
Size: | 904 |
$PSF: | $892.42 |
Developer: | HDB |
Lease Start Date: | 1987 |
Why I like it
At 904 square feet, this 4-room HDB is a far cry from the huge EM that you see above, but the design of this HDB flat does play a role in ensuring that the space feels open and bright.
It isn’t what you’d describe as colourful, with the palette being very neutral due to the use of wood, and grey and white being the stronger colour tones used. Still, those that are in favour of the Scandinavian style will probably be big fans of the design.
(PS, I like the black bathrooms here!)

5Thomson Impressions
$798,888
Project: | Thomson Impressions |
---|---|
District: | 20 |
Tenure: | 99-year Leasehold |
Size: | 463 sqft |
$PSF: | $1,725.46 psf |
Developer: | Nanshan group |
TOP: | 2019 |
Why I like it
This is a small studio of just 463 square feet, but it is pretty well laid out for a small unit, and it doesn’t feel as small as the size might suggest. It’s efficient, with probably the only blip in that the bathroom isn’t a jack and Jill one for increased usability.
I would say the design of the space is pretty modern looking, while it isn’t flashy, it is one that would suit the tastes of most young people that would be eyeing a unit such as this.
Probably the best thing about the unit for me is the view. It definitely isn’t the best view that you’ll get in Singapore, but it is a good distance away from the neighbouring HDB and you do get a good amount of greenery and water views just right outside the balcony.
