5 Tastefully Designed Executive Condominium Units That Are Still New

For the sake of those who don’t know – Executive Condominiums are a form of hybrid housing, a mix of private condo and public housing. It was first introduced in 1996, and ECs count as HDB properties for the first 10 years, but are fully privatised afterwards. This means the rules regarding HDB properties, such as the Minimum Occupancy Period (MOP), only apply for the first decade.
So for those that are after the condo lifestyle, but are hampered by your budget, ECs are a very obvious choice. This week, we take a look at 5 ECs that have caught our attention for their size or interior design:

Why I like it
To start, Lake Life isn’t one of those Executive Condominiums that is located close to an MRT station. The closest will be Lakeside MRT station but that is some distance away – definitely not what I would term as walkable. Even the upcoming Jurong Region Line would not help much, as the Enterprise MRT station will still not be a walkable distance away.
That said, it does have a few plus points in its favour. For one, Jurong Secondary School is just next door and Taman Jurong Shopping Centre and the food centre is in close proximity. Probably the biggest draw of the location would be for nature lovers as you are in direct access to Jurong Lake as well as the Chinese and Japanese Garden that is currently under construction.
This unit is a pretty spacious 5 bedroom 1,604 square feet unit. The layout is a little unusual in that the kitchen is flushed to the far end, with all the 5 bedrooms on the other end of it (4 bedrooms in one row). The unit is done up in a bit of a modern oriental style, and it’s still pretty new having just MOP-ed in Dec 2021.

Why I like it
While ECs are known for their affordability, they are usually located in the less prime plots of land, and hence usually not as closely located to the MRT station. Of course, there are a few that will buck that trend, and The Rainforest EC is one of them. It’s about a 6-7 minutes walk away from Choa Chu Kang MRT station and Lot One shopping centre. While it’s definitely not on the same scale as JEM, Westgate and the like, you can get all your grocery and food needs fulfilled there (Jurong East is only 3 stops away anyway).
This is a very large 3 bedroom 2 bathroom penthouse unit at 1,819 square feet in size. I like the high ceiling in the living and dining area, with the tall windows adding a lot of light into the space. The balcony has a nice spiral staircase that leads you to the open roof terrace. You’d probably need to spend a bit to do up the space, but I like how you don’t have the usual staircase as that does take up valuable interior space.

Why I like it
Sea Horizon (like its name suggests) is pretty close by to Pasir Ris Park and the beach itself as well. It’s also right next to the Pasir Ris Park Connector and close by to Downtown East, where you have a myriad of activities for the family – wet water park as well as food options and groceries like Don Don Doki. That said, MRT access currently isn’t too fantastic, with Pasir Ris MRT station about a 15 minute walk away.
The unit itself is pretty sizeable at 1,335 square feet for a 3 bedroom unit, which is certainly better than most new launches today. It’s still pretty new, having only been completed in 2017. It’s done up nicely too, with a dual access kitchen and a dumbbell layout which is always better from a privacy and flexibility standpoint.

Why I like it
As far as ECs are concerned, The Vales is considered to be reasonably close by to an MRT station, with Sengkang MRT station a distance away. You also have Compass One shopping centre here, and Sengkang General Hospital right opposite the development – which can be a positive or negative point depending on which camp you are on. Do note that the upcoming OLA EC is right next door though, so you will definitely have construction noise to deal with for the short term.
The unit itself isn’t the biggest, with 915 square feet of space for 3 bedrooms and 2 bathrooms. It’s done up nicely though, very modern with an open concept kitchen.
