A four-room flat at The Pinnacle @ Duxton has set a record resale price for a four-room flat in the Central Area. The transaction also achieved something striking: at $1,553 psf, it is the highest psf ever recorded for a four-room resale flat.
The 1,023 sq ft flat at Block 1A Cantonment Road, between the 28th - 30th floors, changed hands for $1.588 million when it was sold earlier this week. This trumps the previous town record for a four-room resale flat by $38,000.
That runner-up transaction involved a 1,033 sq ft unit, between the 40th - 42nd floors, at the neighbouring Block 1C Cantonment Road - one of the blocks at The Pinnacle @ Duxton - which fetched $1.55 million ($1,500 psf) when it was sold in May this year.
It’s worth noting that the record-setting flat sits more than ten floors lower than the previous record-holder, and is slightly smaller, yet commands both a higher absolute price and a higher psf.
It has become common to see new record prices being set throughout this year, and just as quickly replaced by even higher resale transactions. At The Pinnacle @ Duxton, we previously wrote about a five-room flat that was sold for $1.701 million, but got usurped after another five-room flat fetched an eye-watering price of $1.72 million.

What made the $1.588 million transaction stand out?
The immediate detail we have to consider is the floor of the record-setting unit. A flat which sits between the 28th - 30th floors of a 50-storey tower is, at best, a mid-tier unit in terms of height. Yet it has been able to command the highest psf price for a four-room resale flat in Singapore in close to a decade.
When we examine the transaction history in the Central Region, the data tells us that each of the previous top five 4-room resale transactions in the Central Area involved units that are located from the 37th floor - this also includes a different unit at Block 1C at The Pinnacle @ Duxton, between the 49th - 51st floor, that was sold for $1.518 million in March 2025.
This means that the record-setting four-room flat has undercut each of the other leading transactions in terms of height, while commanding a much higher price.
Completed in 2009, The Pinnacle @ Duxton is one of Singapore's landmark public housing projects and the entire development consists of seven 50-storey residential towers, making it the tallest public housing project in the country.
This means that the flats at Block 1A are about 17 years old, with approximately 83 years remaining on its lease. That lease length is comfortably above the thresholds that can restrict loan tenure or quantum for buyers relying on bank financing, an important metric when buyers are working out the sums for a property purchase of nearly $1.6 million.

Within Block 1A, the transaction history shows how quickly the price ceiling has moved in a relatively short amount of time. For instance, in September 2023, a 1,012 sq ft unit between the 49th - 51st floors transacted for $1.39 million.
Fast forward to this year, and we saw a 1,044 sq ft unit between the 46th - 48th floors had been sold for $1.5 million in June, followed by the sale of a 1,033 sq ft unit on the 31st - 33rd floors sold for $1.392 million in August. Less than a month later, a 1,001 sq ft unit on the 28th - 30th floors would also change hands for $1.388 million.
All things considered, this is a notable increase in the price ceiling within the block within the span of a few short months. Moreover, the fact that a relatively mid-floor unit is able to command such prices suggests to us that some buyers don’t seem to be anchoring their price benchmarks based on the unit floor.
Instead, the prestige of the development and its central location, the relatively long remaining lease, and market timing appear to be carrying more weight.

The new record-setting flat at Block 1A extends this to a third block in this landmark public housing development.
It is also worth examining the floor distribution across these five previous records. They span from the 37th floor all the way up to the 51st, yet prices are clustered within a narrow range of just $70,000 - from $1.48 million to $1.55 million.
That price range reinforces the point that buyers here are assigning a development-level premium rather than a strict floor-by-floor benchmark.

The most recent transactions across the Central Area also illustrate how dominant the million-dollar sales at The Pinnacle @ Duxton are.
A low-floor unit at Block 1C at The Pinnacle @ Duxton was sold for $1.188 million in October, while a unit at Jalan Berseh transacted for $630,000 in the same month. These are all technically the same flat type in the same planning area, yet the price gap between the lowest and highest recent transactions is nearly $960,000.
Flats at Jalan Berseh are substantially older with considerably shorter remaining leases, which anchors buyer expectations to a lower price level. Meanwhile, the flats at The Pinnacle @ Duxton are in a league of their own in the Central Area.
The median resale price for four-room flats in the Central Area is $980,000, based on 87 transactions lodged over the past 12 months. Prices ranged from $575,000 at the lower end to the new record of $1.588 million.
Thus, the record price sits $608,000 above the median price for this flat type in this town, a gap that is very wide but reflects the differences in public housing stock within the same planning area.
Will prices at The Pinnacle @ Duxton continue to climb?
The transaction data confirms that the price trajectory at The Pinnacle @ Duxton has been moving in one direction across all the blocks.
The top four-room price has climbed from $1.48 million in October 2025 to $1.588 million today, a gain of $108,000 in the price ceiling over roughly 12 months. From our view, that’s a steady and measured increase that suggests persistent underlying demand for premium four-room flats at this address rather than outlying transactions.
The fact that this record-setting transaction has come from a mid-floor unit, rather than a top-floor unit, sets this transaction apart from its predecessors. It also suggests that buyers are so convinced about The Pinnacle @ Duxton's intrinsic value, that floor level is no longer the primary price driver within the development.
Whether a new price high is established weeks or months from now will depend on how much further buyer appetite extends at this price point. But we strongly suspect that the record of dominance, held for so long by The Pinnacle @ Duxton, is unlikely to be challenged any time soon.
