While I’m sure we all have differing thoughts on public housing affordability in Singapore, the fact that million-dollar HDB flats are increasing in frequency is causing quite a stir (see the recent parliament debate). And it’s not just limited to prime areas in Singapore, we’re also starting to see HDB flats in non-mature estates surpassing that million-dollar mark.
But is it really surprising given how the property market has been moving?
A combination of attributes such as superb views, a large unit size, a long remaining lease, and of course, a central location, would undoubtedly play a major role in fetching such numbers.
And that’s not even considering the effect those Pinterest-worthy renovations have on buyers.
This week, we have shortlisted 5 such million-dollar HDB flats for those who have the cash but do not necessarily want to put up even more for a condo.

Why I like it
One of Singapore’s most iconic landmarks, Pinnacle @ Duxton is well-known for its central location, and well, its numerous million-dollar transactions.
Located in the CBD area, it’s within walking distance to core areas such as Chinatown and Tanjong Pagar, which has a wide range of dining options from restaurants to cafes and local delights. It overlooks the landed enclave along Neil Road, which is famed for its delightful variety of lifestyle options ranging from The Populous Cafe to fitness classes like CruCycle. Undoubtedly, its neighbourhood amenities and lifestyle offerings would typically be one of the main reasons why the neighbourhood is so beloved.
Not only that, commuting is very convenient. Outram Park MRT Station (Thomson-East Coast, East-West and North-East line) is a four-minute walk away, and there are several bus services nearby. Alternatively, those working within the CBD can even choose to cycle or walk to work.
What truly makes this unit stand out is that it’s rare to find a 5-bedroom unit that is above the 40th floor for sale on the market, plainly because this means that the unit is able to enjoy spectacular unblocked views of the city.
At 1,141 square feet, the unit has a huge living room, three good-sized bedrooms and two bathrooms, making it suitable for families. The unit is also move-in ready for the next owner to save a fair bit on renovation costs. Furthermore, it is tastefully renovated with minimal furnishing and has several open spaces, with a modern industrial theme.
Apart from the unblocked city views, my favourite part of this unit would have to be the open-concept kitchen that blends in beautifully with the living area and dining space.

Why I like it
This unit located in the heart of Singapore’s East has a well-balanced set of offerings when it comes to amenities in the neighbourhood and great connectivity.
This unit is an executive mansionette that is located right beside the serene Maju Forest and is sized at 1,582 square feet.
To improve privacy within the unit, all three bedrooms are located on the upper floor whereas the common spaces are located on the lower level. Furthermore, future homeowners have the option to do up a fourth bedroom in the dining area if need be.
Each of the bedrooms is large and is able to comfortably fit a double-sized bed, cabinet and a study area, which is great for multi-gen living or those who need more space to raise their children.
Furthermore, this unit is move-in friendly with minimal renovation required. The current design for the living area has an earthy and neutral colour palette to give off a warm ambience which future homeowners can easily add on and adapt from. The balcony has also been levelled out to seamlessly blend in with the living and dining area, which effectively creates a more spacious lower floor.
Although the area has been earmarked for future residential projects, the next homeowner can still enjoy the uninterrupted tranquillity within the neighbourhood (for now).
Residents can find many eateries right across the block along Sunset Way. On top of coffee shops, there are other cafes and restaurants such as Springleaf Prata, Chin Huat Live Seafood and Fredo’s Baker.
Currently, the nearest MRT Station is at Clementi MRT (East-West line), which isn’t within a walkable distance. On the other hand, Maju MRT Station (Cross Island line) is estimated to complete in 2032, which would be a closer walk.

Why I like it
Standing out with its cabin interior and wood-clad walls and ceilings, this 1,216 square feet unit in Punggol has three good-sized bedrooms (two as bedrooms and one as a study) and a spacious living and dining space. As such, it represents quite a good layout for families. Due to the huge living area, future owners have the flexibility to carve out part of the living room to create a designated study area, which can come in handy for those who WFH.
As an effort to bring in more natural light to brighten up the space, the previous owners have installed full-height glass sliding doors in the living room. I also really like how there are many useful features throughout the unit. One example is having a household shelter, which can come in handy when storage space is needed. It’s also great to note that there is a dry and wet kitchen in this unit.
Due to it being located right beside the Punggol Waterway, it has stunning unblocked views of the waterbody from the balcony, which probably had an impact on the value.
Location-wise, it’s within a 15-minute walk to Punggol MRT Station (North-East line) and Waterway Point, which gives residents convenient access to a wide variety of shopping, dining, and grocery options.
Alternatively, there are several coffee shops just across the block, such as Broadway Coffee Shop and One Punggol Hawker Centre. A Sheng Siong Supermarket is also located nearby.
Last but not least, there are many schools within a walking distance from the block, which is great for young families. Some nearby examples include Oasis Primary, Punggol Secondary, and Metta Preschool.

Why I like it
This unit is a spacious executive apartment sized at 1,550 sqft with a point block design for homeowners to enjoy a good amount of privacy. Currently, it has three good-sized bedrooms, two bathrooms and a huge living and dining area that connects to an open kitchen.
For those who enjoy brightly lit apartments, this unit might stand out to you as there are plenty of windows around the common areas to bring in natural light. In terms of design, the unit has been recently renovated with a modern industrial theme, which future homeowners can easily add on to upon moving in without much further renovation needed.
Although the entire unit has been tastefully designed, my favourite part would have to be the kitchen, which has a dry kitchen space and beautiful wood carpentry to act as storage. The glass sliding doors to divide the wet and dry kitchen is also a great design feature to brighten up the space.
There are numerous amenities around the unit’s vicinity too. Notably, Hougang Green Shopping Mall is located right opposite the block, which has a Giant Supermarket and many eateries for dining and grocery options.
That said it isn’t the nearest to an MRT, at a 12-minute walking distance to Buangkok MRT (North-East line) and the upcoming Sengkang Grand Mall for more shopping options.

Why I like it
Located in one of Singapore’s most beloved mature estates, this unit stands out to me in terms of its high-ceiling loft design that is complemented well with the primarily white design. Those who love brightly lit units should definitely keep this in mind as the double-volume windows in the living room bring ample natural light into the space.
Originally, this unit had three bedrooms, but the previous owners combined one of the common rooms with the master bedroom to create a walk-in wardrobe. While its current condition is already move-in friendly, it’s easy for future owners to design the space according to their taste since the unit has minimal fixtures and is mainly painted in white colour. Although if you do want 3 bedrooms there will need to be more work to be done.
Currently, the block overlooks Dempsey Hill, which is famed for its unique surroundings and food options. Located right beside the block are a Seven Stars Coffee Shop and Sheng Siong for more affordable dining and grocery options. Alternatively, Dawson Place Shopping mall is within a quick walking distance away for more dining and shopping options.
However, I think this place would appeal especially to those parents with schooling children. There are a fair number schools within a 1-km radius, including Queenstown Secondary School, Crescent Girls’ School and Queenstown Primary School.
The nearest MRT Station, Queenstown MRT Station (East-West line) is a relatively quick 10-minute walk away.
