In this article, we’re taking a closer look at the private residential housing market in Pasir Ris and try to identify some of the prominent condos in this planning area that tend to set benchmark prices that influence the rest of the developments in that area.
Among the residential towns in the East, Pasir Ris has always stood out. While areas like Tampines and Bedok evolved into dense residential and commercial hubs, Pasir Ris has managed to retain a more laid-back identity.
As far back as the 1950s, the neighbourhood was already known for its beaches, recreation, and lifestyle vibes, and it retains most of that feeling today. There’s a reason NTUC Downtown East was built in Pasir Ris after all, and many Singaporeans will remember the chalets that were popularised in the ‘80s.
Consequently, Pasir Ris is typically perceived as a town with relatively more accessible and affordable housing options, which also cater to the lifestyle needs of families. While neighbouring areas like Tampines saw housing prices surge, condo prices in Pasir Ris remained comparatively grounded.
That said, the property market there hasn’t stood still either. Rejuvenation programmes like the Remaking Our Heartland 3 (ROH3) initiative, along with developments like Pasir Ris 8 and the upcoming Cross Island Line (CRL), are gradually improving connectivity and reshaping parts of the planning area.
