10 Cheapest New Launch Condos In 2025 With Units Still Available (From $1,225,000)

As we approach March, we’ve had several surprises: from the strong response to condos like ELTA and Parktown Residence, to persistently limited resale supply. For those of you on the hunt, here’s a rundown on the most affordable of the new launch projects, as we’ve seen so far in Q1 2025; and we’ve included a list of projects where units are still available. Check them out before they’re gone:

To be blunt, new launch prices are high right now and will look even higher on a price psf basis (due to GFA harmonisation). Nonetheless, these condos showed the lowest prices to date:
1. Parktown Residence
- 1BR: $1,225,000
- 2BR: $1,936,000
- 3BR: $2,542,000
- 4BR: $2,879,000
- 5BR: $3,819,000
Parktown Residence is both an integrated development and a mega-development (1,193 units), situated at Tampines Ave. 6 (District 18). This is a leasehold project, and the top-selling project so far in 2025, with 87 per cent of the units selling out on its launch weekend.

Parktown Residence is the first major amenity of a new township, in Tampines North. It’s next to a new HDB enclave (which investors expect will provide a supply of upgraders at resale), and is connected to the under-construction Tampines North MRT station (DTL). It can, in some sense, be compared to the likes of North Park Residences (Yishun Northpoint): a project with a significant first-mover advantage, by being the one to form the retail/lifestyle hub of the new neighbourhood.
However, the difference is that Parktown Residence is bigger, and Tampines is a mature neighbourhood with strong existing demand. Even though Tampines North is a less developed part of it, it’s still close to Tampines Hub by train and bus; and Tampines is the regional centre of the east.
At just over the $2 million mark, three-bedders at Parktown Residence are in line with most expectations of a new launch in 2025, whilst $1.33 million for a two-bedder gives smaller families a decent option (the two-bedders can go up to 764 sq. ft.)
Just be aware that Aurelle at Tampines and Tenet are both ECs close to Parktown Residence, which could represent competition for future resale (and at lower prices to boot). Nonetheless, Parktown Residence has no real close equivalents in its immediate vicinity, and will likely be the centre of Tampines North for some time to come. Be warned though: there isn’t much in this area besides Parktown itself, except for the cluster of IKEA, Giant, and Courts nearby. Further amenities may take a while to appear, even after Parktown Residence is completed.
2. ELTA

ELTA is a leasehold, 501-unit project at Clementi Ave. 1 (District 5), and it’s built on the final GLS site in this area.

Despite initial online grumbling about the price psf, ELTA has been moving at a decent pace. Perhaps impressions of being expensive were dissipated by the quantum, which started at $1.16 million (although prices have since moved on). Also, note that this is the first project in its area to use post-GFA harmonisation, so features like air-con ledges are not factored into the square footage; this could cause the price psf to be misleadingly high, although the quantum is unaffected.
Clementi is an easy sell, and ELTA benefits from that. Homeowners with children will probably be eyeing the proximity to Nan Hua High, Pei Tong Primary, New Town Secondary, and the NUS High School of Maths and Science.
The catch is that one view of the condo faces the AYE. While the view of the Pandan Reservoir in the distance might make up for that, it depends on whether you pick a unit that’s suitably high up – perhaps the 10th floor or higher. To accommodate this, the developer has applied features like acoustic blinds, for the facing toward the AYE.
At $2.198 million for a three-bedder, this is a new record for this part of Clementi; but resale demand is likely to be strong given the location.
One thing buyers may not like though, is that this new launch isn’t within walking distance of an MRT station; but the surrounding HDB projects have the usual mix of day-to-day amenities, and there’s a Sheng Siong nearby.
3. 8@BT
- 1BR: $1,495,000
- 2BR: $1,920,000
- 3BR: $2,617,000
- 4BR: $3,622,000
8@BT is a leasehold, 158-unit project at 6 & 8 Bukit Timah Link, which is in District 21.
Nearby condos to 8@BT mostly have commercial components, such as The Linq @ Beauty World and the Reserve Residences. So for those who prefer not to have a noisy mall downstairs, this smaller project could prove the right option. Unit sizes also tend to be fairly large: two-bed, one-bath units can go up to 829 sq. ft., whilst three-bedders can go up to around 1,270 sq. ft. Coupled with having only four units per floor, this is very much a project angled at own-stay use.

Unfortunately, the larger unit sizes also narrow the list of buyers, as it pushes up the quantum. Some family buyers might end up having to make do with the two-bedders, as these keep the quantum (barely) below $2 million.
8@BT is just next to Beauty World MRT station (DTL), so residents can also tap on the amenities provided by Beauty World Centre, as well as the commercial components of nearby Linq and Reserve Residences. We should also add that the upcoming Bukit V mall will add new options to the area; so this project is very convenient. This project has a good blend of greenery (e.g., from Rifle Range Nature Park) and commercial amenities, hence the accordingly high price tag.
4. The Myst

The Myst is a leasehold, 408-unit project along Upper Bukit Timah Road, in District 23.
When we covered The Myst in earlier sales phases, it grabbed headlines because of units priced under $1 million. But as always, prices have moved on since then. The Myst is still a good family project, though potentially much costlier by this point. Homeowners will appreciate the proximity of multiple schools nearby, such as CHIJ Our Lady Queen of Peace, Zhenghua, Greenridge, and more.

Residents likely pick The Myst because they like this quiet area, far from noisy malls or commercial hubs. While some may point out that Upper Bukit Timah Road runs near this condo, any sound is mostly absorbed by shophouses positioned between The Myst and the road. For those who like nature trails, a segment of the Rail Corridor North passes nearby (on the other side of Upper Bukit Timah Road). There’s also green space for families at Hazel Park or Cashew Road Playground.
Cashew MRT Station (DTL) is a walkable distance if you need it, and is about three stops from Beauty World MRT.
5. The Shorefront

The Shorefront is a boutique condo with only 23 units, which still hasn’t sold out. It’s on a 999-year lease, which is effectively freehold. It’s located along Jalan Loyang Besar (Pasir Ris) in District 17.

If there’s a reason The Shorefront hasn’t sold out, you can probably blame the limited marketing (when have you ever seen an ad for this condo?) As with most boutique condos, marketing seems to have been a word-of-mouth event, and this time it didn’t get around enough.
In any case, The Shorefront has some unique quirks. It has the vibe of a low-density area, facing Pasir Ris Park with a waterfront view. The surroundings are primarily low-rise. Whilst scenic and peaceful, these locations are usually far from amenities – but The Shorefront happens to be within rough walking distance to Downtown East. This is a major family and lifestyle hub, which also has retail and dining options. So while you will need a bus connection to the MRT station, this isn’t as inconvenient as many lower-density areas.

With two-bedders at $1.739 million, this could still be viable for smaller families or couples, who prize a good view and quiet location.
