1533 Hougang Avenue 6

$880,000
| Address: | 533 Hougang Avenue 6 530533 |
|---|---|
| Tenure: | 99-year Leasehold |
| Size: | 1,560 sqft |
| $PSF: | $564.10 PSF |
| Developer: | Housing & Development Board (HDB) |
| TOP: | 1987 |
Why I like it
Despite the sky high prices that Executive Maisonettes can command right now, it’s really not too difficult to understand why they are in such demand. Other than the size, uniqueness of the layout, and privacy for the occupants (because it’s split over 2 levels), it just also boils down to the fact that HDB just doesn’t build these anymore.
This particular EM is sized at 1,560 square feet, and I do really like the interesting semi circular balcony instead of the usual rectangular or squarish ones. The huge double volume balcony also allows lots of natural light and ventilation to flow in, and the unit is done up simply with white and wooden furnishings throughout the house giving it a clean yet cosy vibe. Finally, the exposed brick wall in the living room adds warmth to the space as well. Apparently this was done at a cost of $80k 5 years ago, so as you can see everything is kept in pretty good condition.
You are also about 8 minutes away from Hougang MRT. Hougang Mall is a little nearer, of which you do have numerous food options and an NTUC Fairprice.

2236 Lorong 1 Toa Payoh

$1,230,000
| Address: | 236 Lorong 1 Toa Payoh 310236 |
|---|---|
| Tenure: | 99-year Leasehold |
| Size: | 1,571 sqft |
| $PSF: | $782.94 PSF |
| Developer: | Housing & Development Board (HDB) |
| TOP: | 1986 |
Why I like it
This 1,571 square foot Executive Maisonette has oodles of space, as you can quite clearly see from the photos. It’s mainly due to how it has been renovated, as the walls of the kitchen and utility have been removed to create an open concept kitchen with a little bar/dining area which really opens up the space. The original dining area has been closed up though, to create an additional room which is great for big families.
In yet another change, the balcony has also been closed up to form part of the living room and the owner is currently using this space as the dining area. Overall, the first level has a monochromatic colour scheme while the second level where the bedrooms are, has a more homey vibe with parquet flooring and vibrant coloured walls. There are also 2 doorless walk in closets, perfect for individuals with lots of outfits and accessories.
Location wise you are about a 10 minute walk to Braddell MRT. You are also just across the road from Toa Payoh Lorong 8 Food Centre, and Lorong 7 Park.

3649 Pasir Ris Drive 10

$898,000
| Address: | 649 Pasir Ris Drive 10 510649 |
|---|---|
| Tenure: | 99-year Leasehold |
| Size: | 1,615 sqft |
| $PSF: | $556.04 PSF |
| Developer: | Housing & Development Board (HDB) |
| TOP: | 1993 |
Why I like it
First things first, this is quite a giant HDB Executive Apartment unit (it’s 1,615 square feet in size). If you are looking for a space and don’t want to spend any additional money on renovation works, this is probably one to look at. The kitchen has a half glass wall which allows light from the balcony and dining area to flow into the kitchen, and there is a small kitchen island which houses the stove and also serves as a dining area – perfect for those who enjoy hosting and entertaining guests while cooking. Along with the entertainment theme, the living and dining area are nicely segregated with the huge dining area possibly being able to hold an 8-10 seater dining set – plus it faces the balcony which has a nice greenery view.
I do have to say that the place looks pretty plush, and an opening has been created between the master and adjacent common room which is being used as a dressing room/walk in wardrobe.
It’s not the closest to an MRT though, as it is under 10 min walk to Pasir Ris West Plaza and Elias Mall which both have a supermarket each, food court and miscellaneous shops. You are a stone throw away from Pasir Ris Park though, which is great for those who enjoy the outdoors.

4360 Yishun Ring Road

$1,180,000
| Address: | 360 Yishun Ring Road 760360 |
|---|---|
| Tenure: | 99-year Leasehold |
| Size: | 1,572 sqft |
| $PSF: | $750.64 PSF |
| Developer: | Housing & Development Board (HDB) |
| TOP: | 1988 |
Why I like it
I really do like the vibe of this 1,572 square foot Executive Maisonette. It’s a mix of industrial and modern farmhouse design throughout the home – exposed brick wall, sliding barn doors, exposed ducts, metal stairs railings. I’m not sure if it’s the style or colours, but it all looks super cosy to me.
There’s an open concept kitchen with a long island top that can double as a dining area when entertaining guests, and they’ve also opened up the utility to become a dining area that’s adjacent to the kitchen, plus it has a built in bench that can also be used for storage.
There is also a huge floor to ceiling shelf that lines the length of the living room. It seems that the current owner uses it as a little library. And together with the leather arm chairs, it creates a nice ambience perfect for reading/unwinding. The built in projector in the living room which saves space and is perfect for movie nights, is a nice touch too.
If you do like Yishun as a location, it is about a 6 min walk to both Yishun Park Hawker Centre and Yishun Mall which has a Giant supermarket and numerous food options

5849 Woodlands Street 82

$1,188,000
| Address: | 849 Woodlands Street 82 730849 |
|---|---|
| Tenure: | 99-year Leasehold |
| Size: | 1,905 sqft |
| $PSF: | $623.62 PSF |
| Developer: | Housing & Development Board (HDB) |
| TOP: | 1995 |
Why I like it
There aren’t too many places in Singapore with Jumbo HDB units, and Woodlands just happens to be one of the few. With a stunning 1,905 square feet of space, there is no more affordable option in Singapore if you do want to house a multi-generational family in relative comfort. It has 4 bedrooms and an additional family room – perfect for big families and it is also possible to create another bedroom as the dining can be closed up or master bedroom can be split into two.
The unit is done up simply in light coloured tones which helps to brighten up the space, and there is a large balcony which can be accessed from the living and family room. There was originally 2 bathrooms but the owner has changed this into 4 bathrooms instead, so no fighting over bathrooms again.
In terms of location, it is about a 11 min walk to Woodlands MRT and Causeway Point, and 5 min walk to Woodlands North Plaza which has a wet market, supermarket and numerous food options.
