In the HDB scene where most of our residential blocks look (somewhat) synonymous, there’s frankly not much to differentiate one unit from another other than the obvious location, unit layout, and neighbourhood amenities.
One wild card, however, is the unique views offered by the unit. And while individuals perceive the value of a good view differently, it is generally agreed that those with better views and on a higher floor are priced at a premium.
Be it a gorgeous skyline of the city or a stunning overview of the beach, it makes all the difference when creating your dream home.

Why I like it
Located in the Hougang neighbourhood at Hougang Capeview, this middle-floor unit spans across a 1,238 square feet with three bedrooms, two bathrooms, a small balcony and a yard.
While it does have a rather typical layout for an HDB flat, what makes this unit stand out is its unblocked views of the Serangoon River and Buangkok Forest from the balcony and in all three bedrooms. Not to mention, it’s considered rare to be able to enjoy both waterfront and greenery views at the same time. (However, do note that the views won’t last forever according to the URA Master Plan).
Furthermore, its balcony faces the East, which means that there is minimal afternoon sun in the living spaces. The yard, on the other hand, has a west-facing orientation, which makes it a great spot for drying and doing laundry.
While this unit probably would require some form of renovation before moving in, there’s not much built-in carpentry and can be remodelled rather efficiently.
Its location would appeal most to outdoor lovers since there are several pockets of green spaces near the neighbourhood, including Punggol Park and Sungei Serangoon Park. Even with the tranquil environment, the nearest grocery shop and dining options are a brisk four-minute walk away along Upper Serangoon View, where there’s a FairPrice and eateries like Texas Chicken.
Currently, the nearest MRT stations are either at Buangkok or Hougang (both on the North-East line) and are around a 20-minute walk away.

Why I like it
Located just across the iconic Pinnacle @ Duxton, this quaint four-room unit in Tanjong Pagar would appeal to city lovers who enjoy coming home to a vibrant and dynamic neighbourhood.
At 893 square feet, it has three bedrooms, a bathroom and a WC that would be a great fit for a couple or a small family.
Homeowners who prefer to have a firmer reign on the design of their home would be glad to know that most of the walls in this unit can be hacked and reconfigured up to the next homeowner’s needs.
For those who appreciate their privacy, this stack has a point block design and the unit occupies a corner of the level.
The crowning jewel of this unit is undoubtedly in its location, which is set in the heart of Tanjong Pagar. The juxtaposition of the shophouses with the taller buildings can also be better appreciated from the unit, which is located on a high floor with unblocked panoramic views of the skyline.
The lifestyle amenities within the neighbourhood are also superb, with a wide variety of modern and daily essentials within a walking distance. For one, there are plenty of pockets of green spaces around the residential block for a nice outdoor stroll, with Vanda Miss Joaquim Park, Tras Link Park and Yan Kit Playfield to give a good variety of greenery.
Tanjong Pagar is also well known for its amazing variety of cafes, restaurants and eateries, with names like Birds of Paradise, Bearded Bella and Shake Shack within a walking distance. On the other hand, you have more local delights found at Tanjong Pagar Plaza Market and Food Centre and Maxwell Food Centre.
There are shopping and grocery options too, with Tanjong Pagar Plaza and 100AM located right across the block. For those who work in the CBD, getting to town and work is much more convenient. Cantonment Primary School is also within a walking distance nearby.
Currently, the nearest MRT station is Tanjong Pagar (East-West Line) which is around a 300m walk away.

Why I like it
Another unit located in the Punggol neighbourhood, this apartment is 1,216 square feet with three bedrooms, two bathrooms and a rather spacious living area that can further accommodate a study alcove (if so desired). Furthermore, it has a point-block design for better privacy and less footfall.
While Punggol is known to have a rather high living density and huge clusters of high-rise homes, this unit in particular is situated on a high floor and overlooks the Punggol Waterway, putting a good distance between the block and neighbouring HDB clusters. With that being said, homeowners will get to enjoy unblocked views of the waterway from the comfort of their living room and all three bedrooms.
Furthermore, the master bedroom comes with a small balcony, which is rather uncommon in HDBs. It’s a nice touch to bring more light and natural wind into the space.
In terms of location, it is around a five-minute walk to Oasis LRT, which is around two stops from Punggol MRT (North-East line). For those looking for dining and grocery options, Oasis Terraces is located right beside the LRT station, which has a FairPrice and several eateries.
For those with schooling children, Punggol Secondary School, Edgefield Primary School and Horizon Primary School are a quick walk away.

Why I like it
While this comes as no surprise, sea views probably top the list when it comes to preferences amongst Singaporeans. On top of the great views of East Coast Beach, this unit also has great unblocked city views across the skyline, giving homeowners the best of both worlds.
At 1,324 square feet, this unit has three spacious bedrooms, a utility room, and a big living area that makes it ideal for families who require more space. Furthermore, it is located on a high floor and in a point-block setting, which means better ventilation and more privacy. The utility room can come in handy as storage space and can even be converted into a study area.
Location-wise, it’s a really short walking distance away from Marine Terrace MRT Station (Thomson-East Coast line), which is estimated to launch in 2024. There are several coffee shops, and a Giant supermarket for those looking for convenient dining and grocery options nearby. Alternatively, Parkway Parade is a short drive away.
A short walk away from East Coast Beach, this unit would appeal most to those who enjoy hanging out at the beach. There are also several excellent schools nearby, including Tao Nan School, Ngee Ann Primary School, CHIJ Katong Convent, St. Patrick’s School, and CHIJ Katong (Primary).
