1Treasure at Tampines

$2,150,000
Attribute | Info |
Address | 45 Tampines Lane |
Tenure | 99-year Leasehold |
Size | 1,238 SQFT |
$PSF | $1,737 PSF |
Developer | Sim Lian Group Limited |
TOP | 2023 |
Why I like it
Treasure at Tampines, with its massive 2,220 units, holds the title of Singapore’s largest condominium. While being next to the PIE might not appeal to everyone, its location is still quite convenient.
For instance, it’s just a short walk to the Tampines Round Market and Food Centre, with more dining options scattered across the surrounding HDB blocks. If you’re willing to venture a little further, Eastpoint Mall and Simei MRT (on the East-West Line) are also within walking distance and most of the walk is sheltered.
For even greater convenience, Tampines MRT (serving both the East-West and Downtown Lines) is just a short bus ride away. From there, you’ll find yourself connected to a trio of shopping destinations: Tampines Mall, Century Square, and Tampines 1. And when you need a break from city life, the nearby park connector offers an escape to Bedok Reservoir Park in one direction and East Coast Park in the other.
This 1,238 square foot unit has a squarish layout that features four bedrooms, two bathrooms, and a well-proportioned living area. The kitchen is thoughtfully planned with an enclosable yard and there’s a utility room for added storage.

2The Garden Residences

$2,290,000
Attribute | Info |
Address | 5 Serangoon North View |
Tenure | 99-year Leasehold |
Size | 1,195 SQFT |
$PSF | $1,916 PSF |
Developer | Gardens Development Pte Ltd |
TOP | 2021 |
Why I like it
The Garden Residences is within a 10-minute stroll of local favourites like Chomp Chomp Food Centre, Serangoon Garden Market, myVillage at Serangoon Gardens, and a plethora of eateries in the nearby shophouses.
For families with school-going children, the location is within 1km of the well-regarded Rosyth School, and other educational institutions like Nanyang Polytechnic and ITE College Central are close by. That said, MRT connectivity isn’t a strong one, with the nearest MRT stations (Ang Mo Kio and Lorong Chuan) about a 21- to 25-minute bus ride away.
The 1,195 square foot unit is recently renovated and complete with a private lift and lift lobby for added exclusivity. Originally designed with a practical dumbbell layout, it features four bedrooms and three bathrooms, including a junior master with ensuite—ideal for multi-generational families. The current owners have modified the layout by combining a common bedroom with the master, creating a luxurious walk-in wardrobe. If needed, this can easily be reverted to the original configuration.

Why I like it
Completed in 2022, this unit at Uptown @ Farrer is a suitable option for those seeking a home in the Central Region with excellent connectivity.
Farrer Park MRT Station (North-East Line) is just a quick 2-minute walk away, offering seamless access to Dhoby Ghaut MRT Station in only two stops, where you can switch to the Circle and North-South Lines. Beyond the convenience of the MRT, the area boasts an impressive array of amenities. City Square Mall and Mustafa Centre are nearby, and the surrounding shophouses offer plenty of dining options.
This 1,033-square-foot unit features a practical dual-key layout, making it a standout choice for those looking to generate rental income or cater to multi-generational living. The studio portion includes a squarish layout with a balcony, a private bath, and a compact kitchen and dining area.

4Seraya Residences

$2,500,000
Attribute | Info |
Address | 12 Seraya Lane |
Tenure | Freehold |
Size | 1,227 SQFT |
$PSF | $2,037 PSF |
Developer | Macly 33 Pte Ltd |
TOP | 2021 |
Why I like it
Tucked away in the vibrant Tanjong Katong area, Seraya Residences is a freehold boutique development that was completed in 2021. If the name sounds familiar, it’s likely because it sits near the newly-launched Emerald of Katong and Tembusu Grand, though less-known option.Â
What sets Seraya Residences apart is its unique vantage point overlooking the serene landed enclave of Haig Avenue.
The low-rise surroundings create a peaceful environment, while its proximity to East Coast Road means you’re just steps from a vibrant stretch of cafes, restaurants, and beauty salons housed in iconic Peranakan shophouses. Everyday conveniences are within easy reach too, with Katong V (and its FairPrice Finest) a short stroll away, alongside i12 Katong, which boasts a supermarket, eateries, shops, and even a theatre.
