1Elite Residences

$3,100,000
Attribute | Info |
Address | Elite Terrace |
Tenure | Freehold |
Size | 3,735 SQFT |
$PSF | $829.99 PSF |
Developer | TIEC Holdings Pte Ltd |
TOP | 2018 |
Why I like it
Nestled in the low-rise landed enclave of Siglap, this freehold home would appeal to families who are in search of a spacious home within a quieter estate.
The nearby East Coast Road is known for its wide variety of restaurants, cafes and eateries which would add to the lifestyle offerings within the neighbourhood. Those looking for a convenient spot to pick up groceries can head to the 24-hour CS Fresh at Siglap V, which is located a 10-minute walk away. Otherwise, the FairPrice at Bedok Mall is a convenient option too.
One downside is that Elite Residences is quite a distance away from the nearest MRT Station. Siglap MRT Station (Thomson-East Coast Line) is a 18-minute walk away, while Bedok MRT Station (East-West line) is a 21-minute walk away.
As far as space goes, this cluster home spans across 3,735 square feet, with five floors and one basement, three floors of living space, an attic and a private open roof area.
The first floor is catered entirely to the common space, which makes it ideal for families to maintain their privacy while having guests over. A powder room is also readily accessible for guests.
On the other hand, the master bedroom covers the entire second floor, which allows for a comfortable layout of a walk-in wardrobe, a generously-sized master bathroom and a study area. It also has access to the balcony. The third floor consist of two common bedrooms and the common bathroom.
The attic is quite a standout as it houses the junior master suite and offers a roof terrace. With this layout, multi-gen families are able to live together while still maintaining a good sense of privacy.
For those concerned with accessibility, especially when living with older family members, a lift is installed and accessible on every level.

2Watercove

Tenure | Freehold |
Size | 3,488 SQFT |
$PSF | $1,008.60 PSF |
Developer | Bukit Sembawang Estates Limited |

Why I like it
Sandwiched in between two verdant parks and overlooking the Beaulieu Shore, Watercove Ville would be a great find for nature-loving families that prioritise a peaceful environment. The project is located within a low-rise enclave, which further adds to the lifestyle aspect in this estate.
Furthermore, this particular unit is located right on the waterfront, which is considered to be very rare in Singapore. The downside, like many of these more secluded areas, is that the nearest MRT Station and amenities is located quite a far distance away.
In Watercove’s case, Sembawang MRT Station (North-South line) is a 37-minute walk away, while Canberra MRT Station (North-South line) is a 36-minute stroll away.
As for the home, it is 3,488 square feet and spans across three storeys, a basement and an attic, while offering families six good-sized bedrooms, five bathrooms, two powder rooms and two spacious patios. The unit also comes with two private parking lots.
For a better sense of privacy, all bedrooms are located on the second floors and above, which is a nice touch for families who regularly have guests over. The master bedroom and one of the common bedrooms have a walk-in wardrobe, whereas the master bathroom comes with a bathtub and a separate shower.
The attic has been catered entirely as the family room, though it is spacious enough to be converted into a seventh bedroom (if required). The powder room on the attic would be a functional addition for this arrangement, too.
Families who need more mobility assistance would be glad to note that there is a lift that services all levels within the home. Lastly, the entire home has been recently renovated and requires minimal upgrades. Non-picky homeowners might find that it is in move-in ready condition.

3The Teneriffe

$4,488,000
Attribute | Info |
Address | Laurel Wood Avenue |
Tenure | 99-year Leasehold |
Size | 3,897 SQFT |
$PSF | $1,151.66 PSF |
Developer | Teneriffe Development Pte Ltd |
TOP | 2004 |
Why I like it
Located in the Sixth Avenue estate, The Teneriffe is situated within a landed enclave and offers a tranquil and green environment. The nearest MRT Station is 16-minutes walk away from Sixth Avenue MRT Station (Downtown line), with many eateries located in its vicinity.
That said, it’s a short drive away to the expressway that is connected to hotspots like Holland Village, Dempsey Hill and the Botanic Gardens. Guthrie House, which has the nearest CS Fresh and other shops, is a 16-minute walk away.
Families with young children would be pleased to note that popular schools like Nanyang Primary School, Methodist Girls’ School, Raffles Girls’ Primary School and Henry Park Primary School are located within a 1-2km radius from The Teneriffe.
This is a corner terrace that spans across 3,897 square feet and originally has three levels and a basement.
To increase the functionality of the space, the current owners have drastically altered the layout, in which the basement has been converted into a family room, dining area and open kitchen. Two skylights have been installed in the basement to allow for more natural light in and to blend the space more seamlessly with the rest of the house.
The living room, located on the first floor, also has a decently-sized patio and would be a great open space for families who like to enjoy the outdoors.
The original master bedroom takes up the entire second floor, though the current owners have chose to use it as a kids’ room instead. It comes with a spacious walk-in wardrobe and a bathroom that has a double vanity.
Both bedrooms on the third floor have been combined to create a large master bedroom instead. Adjustments have also been made for the bathrooms – it is now been combined into a huge master bath that comes with a separate bathtub, shower and a separate WC.
As the home has been recently renovated, it is in move-in ready condition if its suitable for future homeowners.
