Kandis Residence isn’t the most central, but for those who appreciate a slower pace, the location holds a certain charm.

Why I like it
Flora Drive is known for being a neighbourhood with a pocket of private condominiums, and The Jovell is one of them. It sits in a quieter residential enclave and, admittedly, isn’t the most convenient—Loyang Point is about an 18-minute walk away—but for those who value privacy and a slower pace, it could be a good fit. The project TOP-ed in 2022, so everything still feels fresh, with the added benefit of moving in without the usual wait.
This particular ground-floor unit spans 904 square feet and benefits from full-height windows in both the master and second bedrooms. These open up to low-lying greenery just outside, creating a tranquil, almost tropical feel when the windows are left open.
The layout is efficient, with minimal wasted space. The balcony is a good size and could be reimagined as an alfresco dining area—freeing up more space indoors. In the kitchen, a U-shaped layout helps to maximise countertop and storage space.

Why I like it
Rivercove Residences isn’t the most centrally located, but for those who don’t mind a slightly longer walk—or a quick hop on the LRT—it’s still fairly well-connected. Tongkang LRT is just a few minutes away, and from there it’s only two stops to Sengkang MRT and Compass One. There’s also a coffee shop and supermarket nearby in the HDB cluster, so basic daily needs are within reach.
Situated along the Punggol River and a short stroll from Sengkang Riverside Park, the project offers easy access to greenery and waterfront spaces. The park connector just next door links up to Punggol Waterway, Coney Island, and even Lorong Halus Wetland—great if you’re into cycling or long walks.

The Garden Residences sits in a part of Serangoon that’s well-loved for its food and charm.
Chomp Chomp Food Centre and Serangoon Garden Market are both within walking proximity, with no shortage of cafés and restaurants dotted around the area. The upcoming Serangoon North MRT station (CRL), due to complete in 2030, will require a bus ride over.
For families, being within 1km of Rosyth School is a definite plus.
This unit is on a low floor, but it sits above the condo facilities and still gets a decent amount of natural light—so you won’t feel boxed in. At 797 square feet, this is a rather compact unit, but the layout is regularly shaped, making furniture placement more straightforward.
The balcony is sized just right—not overly large, so it doesn’t eat into your interior space, but still usable for a morning coffee or some outdoor seating.
All three bedrooms come with floor-to-ceiling windows, which help to draw in more light and make the rooms feel more open.
