D21 近几年并不缺新盘,但值得关注的是紧邻 8@BT 的两个项目:The Linq @ Beauty World 和 The Reserve Residences。对比这两个项目有助于判断未来转售市场上的价格竞争力:

最新的一笔成交为 17 层的 2 卧单位,成交单价为 $2,915 psf。相较于 8@BT 的 2 卧,这约为 11% 的溢价。

不过,由于其面积更小,总价竞争力更强。且该单位位于 17 楼,较低楼层的价格很可能更低。
549 平方英尺的单位仅配备 1 间浴室,这与其面积段的常见配置一致。

两者的户型差异不大,更多取决于个人偏好。一方面,8@BT 的次卧更小,但客餐厅更宽敞,并设有家庭防空避难室;另一方面,The Linq @ Beauty World 的公共卧室更大,但厨房与餐区相对拥挤,且没有家庭防空避难室。
对于不打算短期内要孩子的年轻夫妇而言,8@BT 的户型或许更为合适。厨房与餐区分离,招待客人更从容;较小的次卧若作为书房也无不可。客餐厅整排窗带来更好的采光,加之厨房也设有窗户,通风对流更佳。
因此,尽管面积更大且次卧更小,但整体布局仍是合理的。
接着看 3 卧。近期仅有一笔 797 平方英尺的成交,发生在 Feb 2024,成交价 $2.24 million,折合 $2,812 psf,位于次高楼层(19 层)。

这类紧凑型 3 卧的优化程度不错:带小玄关、2 个浴室(其中一个为套房),但没有封闭式厨房,公共卧室也较小。总体而言,是面向预算更敏感买家的合理户型。
相对地,8@BT 的 3 卧起步已高于平均,达 1,001 平方英尺。

按预估参考价,3 卧总价接近 $2.6 million。额外面积带来更大的阳台、封闭式厨房与储藏室,对家庭十分实用。
在 The Linq 中,更可比的 3 卧为 89 平方米、与 1,001 平方英尺更接近的户型。其拥有 3 间尺寸尚可的卧室与封闭式厨房,但与 8@BT 最小 3 卧的主要差异在于没有家庭防空避难室。这些位于 stack 02。

若对该 stack 的价格取平均,可见买家当时入手价相当不错:

接下来看看更近期推出、且为综合体的 The Reserve Residences。
The Reserve Residences 于 6 Jan 2023 首次开售。当时楼市已处高位,但仍低于今日水平,这可从其平均 $PSF 低于 8@BT 体现。由于开盘时间较近,目前尚无转售(sub-sale)成交。
如前所述,The Reserve Residences 为综合体,规模更大、人气也更旺;但其单位数量更多,分摊到的维护费通常更低。与之不同的是,8@BT 更为私密,预计维护费更高,这也可能成为未来买家的顾虑之一。
近年来,综合体项目亦更受买家青睐。其辨识度高、出租性佳,租客也会被 The Reserve Residences 就近享有的配套与交通吸引。
其 1 卧的平均总价约 $1.2 million,平均 $PSF 与 8@BT 的起步 $PSF 很接近。尽管 The Reserve Residences 更早推出,但其预计完工时间比 8@BT 晚 1 年,因此会更新一些。
因此,若 8@BT 的买家计划短期退出,可能会面临来自 The Linq @ Beauty World 与 The Reserve Residences 的竞争压力。
这一点还因两项目合计 852 个住宅单位而被放大——为 8@BT 单位数的 5.4 倍。
与 The Linq @ Beauty World 不同,The Reserve Residences 的单位带宽度选择更广,可能与 8@BT 直接竞争。在 TRR 中,2 卧还有带书房的户型,面积超过 800 平方英尺。

若看其他存量新盘,8@BT 的定价低于如 10 Evelyn 和 The Continuum,主要因为后者的中心地段或永久产权属性。
