A five-room flat at Natura Loft has set a record resale price for a five-room flat in Bishan. The 1,292 sq ft Design, Build and Sell Scheme (DBSS) unit at Block 273A Bishan Street 24, between the 37th - 39th floors, changed hands for $1.711 million ($1,324 psf) when it was sold this week.

This clears the previous town record for a five-room resale flat by $79,000.

That runner-up transaction also involved a 1,292 sq ft unit at Natura Loft, but located at the neighbouring Block 275A and fetched $1.632 million ($1,263 psf) when it was sold in November 2025. That unit sat between the 34th - 36th floors at Block 275A, which means the new record-holder sits three floors higher and commands both a larger absolute price and a higher psf.

It's not the first time this year that a resale unit at Natura Loft has made headlines; read this story about a four-room flat there that sold for a record $1.3 million in August. That trumped a previous deal involving another four-room flat that fetched $1.26 million when it was sold in June.

The challenge for many buyers today isn't access to information.

What Makes The Record Transaction Stand Out?

The first thing to note about the record-setting unit is where it sits within the block, which tops out at 40 storeys. So the $1.711 million flat, which sits between the 37th to 39th floors, is very close to the summit.

Natura Loft was completed in 2011, making it about 15 years old. With approximately 83 years left on its lease, this comfortably clears the thresholds that can restrict loan tenure or quantum for buyers relying on bank financing. That’s an important consideration for any typical homeowner considering a purchase of nearly $2 million.

In total, Natura Loft has 480 units, and Block 273A has 160 flats, comprising an even mix of four- and five-room flats. Broadly speaking, this means that five-room supply within this specific block is not particularly scarce in absolute terms. But it's still true that the pool of high-floor five-room units that have entered the resale market in Bishan over the years is proportionately small.

So, when a motivated buyer wants a top-floor five-room at Natura Loft, they’re faced with relatively few options.

Within Block 273A, its transaction history shows how quickly the price ceiling has moved in recent years.

In January 2022, a 1,292 sq ft unit on the 34th - 36th floors was sold for $1.338 million ($1,036 psf), but by March 2023, a similarly sized unit on the 34th - 36th floors was sold for $1.39 million ($1,075 psf). Just a few months later, in June 2023, a similar-sized unit on the 28th - 30th floors changed hands for $1.4 million ($1,083 psf).

This year, we have seen further buying activity that has raised price expectations. In March 2026, a unit on the 22nd - 24th floors fetched $1.58 million ($1,223 psf), and thereafter a unit on the 31st - 33rd floors managed to command a selling price of $1.6 million ($1,238 psf) when it was sold last month.

Taking the transaction data into account, the record-breaking sale (of $1.711 million) is $111,000 above that September transaction, a meaningful step up in less than one month for a unit only a few floors higher. It also represents a gain of $372,112 over the January 2022 price ceiling at this block, illustrating the pace of price growth at Natura Loft across roughly four and a half years.

A pattern emerges when we scrutinise the data. A unit between the 22nd - 24th floor achieved a sales price of $1.58 million when it was sold in March this year, which is actually $20,000 more than what a 28th - 30th-floor unit fetched when it was sold back in June 2023.

That difference in the unit floor tells us that buyers at Natura Loft are increasingly pricing the development as a whole rather than calibrating their purchases narrowly by the floor of a unit. The new record at the 37th to 39th floor pushes that ceiling further, but the spread from the 22nd floor upward is now contained within a price range of $131,000.

Meanwhile, the other top resales at the neighbouring blocks at Natura Loft are: $1.63 million ($1,264 psf) for a five-room flat on the 34th - 36th floors at Block 275A, and $1.62 million ($1,254 psf) for a five-room flat on the 31st - 33rd floors at Block 273B.

To put the new record in context, here are the five highest five-room resale transactions ever registered in Bishan.

The town-wide resale data reveals a striking, but perhaps not unexpected, pattern. Each of the previous top five five-room sales in Bishan has come from units at Natura Loft. Resale transactions at Blocks 273B and 275A have held the price leadership for five-room flats in this town for at least the past two years, and the new record at 273A now extends that dominance.

It’s also worth looking at the floor distribution across these five transactions. They span from the 22nd - 24th floors all the way up to the 37th - 39th, yet prices are clustered between a relatively narrow price range of $1.557 million and $1.632 million, a spread of just $75,000.

That tightness in terms of price range across a wide floor range echoes a similar price trend that we have observed at other high-demand DBSS and BTO clusters: namely, buyers are assigning a development-level premium rather than a strictly floor-level approach.

The record price of $1.711 million indicates that a new price premium will likely be established for mid- and upper-floor units at Natura Loft.

From our perspective, the most recent five-room transactions across Bishan suggest that the resale market there may look more bifurcated in the coming months. In our table, the sale this month involved a low-floor unit at Sin Ming Avenue that transacted for just $850,000.

On the other hand, a unit at Block 273A at Natura Loft, on the 31st - 33rd floors, achieved a selling price of $1.6 million when it was sold last month. Likewise, a unit at Block 291 Bishan Street 24 changed hands for $1.27 million in September 2026.

Flats along Bishan Street 13 on lower floors fetched between $1,000,000 and $1,080,000.

Overall, the price gap between the new record and the next most recent transaction outside the Natura Loft is substantial. A flat on the 22nd - 24th-floor unit at Block 291 Bishan Street 24 - Bishan Heights - was sold for $1.27 million, which is $441,000 below the new record price.

Bishan Heights consists of older flats with shorter remaining leases, and they fetch prices that are in a meaningfully different price tier in the Bishan five-room market.

Over the past 12 months, the median resale price for five-room flats across Bishan was $979,000, based on 120 transactions. Prices ranged from $780,000 at the lower end to the new record of $1.711 million. This record-breaking price sits $732,000 above the median resale price of the town, which is a very wide gap in our view.

But this price gap reflects two genuinely different tiers of stock within the same planning area: the Natura Loft DBSS cluster at Bishan Street 24 on one side, and the older resale inventory scattered across the rest of the town on the other.

Overall, the transaction data and track record clearly tell us that Natura Loft has established itself as the undisputed price leader for five-room resale flats in Bishan. Every previous record in this flat type has come from within the same project, and the new record at Block 273A entrenches its status.

Whether the next price ceiling comes from another high-floor unit at 273A, or from one of the neighbouring blocks in the same development, the price trajectory at Natura Loft has shown little sign of softening.
