Units Of The Week Issue #81

This week on Units Of The Week, we narrow our focus on older properties. Why?
Well, for one, many of these have a certain charm you might say. Some people like the environment as it harks back to the “good old days”.
And while you do miss out on spanking new facilities like an infinity pool or a gym with state of the art equipment, you’d usually find older developments have more space, are less squeezy, and incorporate more spacious units as well.

1Orchid Apartment

$2,300,000
| Project | Orchid Apartment |
|---|---|
| Address: | 66 Eng Neo Avenue 289545 |
| Tenure: | Freehold |
| Size: | 1,399 sqft |
| $PSF: | $1,644.03 |
| Developer: | Unknown |
| TOP | 1981 |
Why I like it
I don’t suppose too many people would have heard of Orchird Apartment. It’s tucked in along Eng Neo Avenue which is a relatively sparse area of Bukit Timah – you definitely won’t see any high-rise buildings here. This development is as old as they come, having been built in 1981. As you might expect for the area and its age, this is a freehold project.
The positives are apparent for all to see here. Just 52 units on an open spacious land. It’s quiet and exclusive, and unit sizes are pretty big too – with this one coming in at 1,399 square feet for a 3 bedroom unit. Plus you do get a ton of privacy here too, and despite that, it is close to the eateries at Sixth Avenue plus you do have Turf City at your disposal.
That said, this is a walk-up apartment so it isn’t ideal for the elderly. And while you do have sheltered parking, you will have to make a run for it in the rain to the apartment!

2Kilat Centre

$1,799,000
| Project | Kilat Centre |
|---|---|
| Address: | 33 Lorong Kilat 598132 |
| Tenure: | Freehold |
| Size: | 1,248 sqft |
| $PSF: | $1,441.51 |
| Developer: | Unknown |
| TOP | 1989 |
Why I like it
Kilat Centre. It isn’t the most homely of names, but for a section of the market that is less about frills and more about bang for the buck, this 3 bedroom (now converted into a 2 bedroom) is decently sized at 1,248 square feet.
If you are unfamiliar with the area, it’s close to the eateries along the shophouses opposite Beauty World, and there are numerous cafes just below as well (so yes, food options here are well covered). You are pretty close to Beauty World MRT station too – just a 5 minute walk away.
The unit is rather well renovated, with a wet/dry kitchen, enclosed balcony and a useful yard area. But as a development itself, its really bare bones. Yes its freehold, but with just 8 units there isn’t any facilities to speak of.

3Clementi Park

$1,650,000
| Project | Clementi Park |
|---|---|
| Address: | 135 Sunset Way 597158 |
| Tenure: | Freehold |
| Size: | 1,076 sqft |
| $PSF: | $1,533.46 |
| Developer: | City Development Limited |
| TOP | 1985 |
Why I like it
I’ve always liked old developments such as this. The size of the land, the spacious units and greenery to be seen from the balcony is a very attractive point for me.
Clementi Park is an old development, having been built in 1985. It is freehold, but the exterior facade is definitely not for those who like something sleek and modern. It has 489 units, not small, but the land size it sits on is big so you will never actually feel the number of units – in fact the spaciousness of it all will be a major plus point.
This is a 2 bedroom unit at 1,076 square feet (big for its unit type). It’s been renovated 4 years ago so it still looks modern enough to move in right away!

4Changi Court

$1,380,000
| Project | Changi Court |
|---|---|
| Address: | 708 Upper Changi Road East 486838 |
| Tenure: | Freehold |
| Size: | 1,162 sqft |
| $PSF: | $1,187.61 |
| Developer: | Allgreen Properties Ltd |
| TOP | 1997 |
Why I like it
With Covid-19 wrecking havoc on the travel industry, Changi Court‘s rentability when it comes to tenants may be down currently, but that still doesn’t stop it from being an ideal own stay home.
It may be old and not very attractive looking on the outside, but if you are a Eastie you will enjoy the convenience from the Upper Changi MRT station on the Downtown line being nearly at the doorstep of Changi Court.
This is a 3 bedroom 3 bathroom unit at 1,162 square feet. It’s not the biggest, but I really like the attic-like slanted roof ceiling. It’s totally unique and just adds such a different feel to the apartment!

5Sin Ming Plaza

$2,600,000
| Project: | Sin Ming Plaza |
|---|---|
| Address: | 6 Sin Ming Road 575585 |
| Tenure: | Freehold |
| Size: | 2,132 sqft |
| $PSF: | $1,219.51 |
| Developer: | Far East Organization |
| TOP | 1996 |
Why I like it
Like all the developments on this list, Sin Ming Plaza is an old development with just 102 units. It is freehold though, and is in a central location with the Thomson-East Coast MRT line (Upper Thomson MRT station) just a very short walk away. You could also walk to the Circle Line (Marymount MRT station) which is not too far away as well.
While the area is constantly jammed currently because of the construction, once that clears up (and with the MRT), I do think the traffic in the area will be better. Plus, the amount of food options in the vicinity is unrivalled.
This is quite a big apartment of 2,132 square feet for a 3 bedroom 3 bathroom unit. The interior is still relatively well-kept, but those looking for something more modern will probably require a greater deal of renovation.
