Units Of The Week Issue #17

Ever heard of the phrase, “old is gold”? Well, this week in our Units Of The Week issue, we’ve decided to hone down into some of the older, less celebrated developments in Singapore.
While many of the older developments can’t hold a candle to the newer condos in terms of modern design and facilities, it’s still hard to ignore the breath of space and character in these older projects.
If space is what you’re after, you can’t really go wrong with any of these developments (Ridgewood is a real size pleaser)!

Here we go, these are the Units Of The Week for the week of 29 June 2020.

1Ridgewood Condominium

$2,680,000
Project: | Ridgewood Condo |
---|---|
District: | 10 |
Address: | 15 Mount Sinai Rise |
Tenure: | 999-Year Leasehold |
Size: | 2,002 sqft |
$PSF: | $1,338.66 |
Developer: | Dillingham Land Singapore |
TOP: | 1981 |
Why I like it
If you’ve seen our review of Pine Grove or Pandan Valley, Ridgewood condominium is actually very much of the same formula. It’s the same vicinity, with big units, and sprawling land. It does have a 999-year lease, which is really essentially the same thing as freehold.
At 2,002 square feet of living space, this is one giant unit – especially when you find out it has been converted to a 3 bedroom from a 4 bedder. It has been refurbished not too long ago as well. While the design isn’t cutting edge, it’s simple and good enough as a foundation for you to move in with just your furniture and belongings.

2Gallop Gables

$2,160,000
Project: | Gallop Gables |
---|---|
District: | 10 |
Address: | 70 Farrer Road |
Tenure: | Freehold |
Size: | 1,474 sqft |
$PSF: | $1,465.40 |
Developer: | Straits Developments Pte. Ltd. |
TOP: | 1997 |
Why I like it
Just look at the size of this 2 bedroom ground floor unit at Gallop Gables. At 1,474 square feet, this is rivalling the size of 4 bedroom units at many of the new launch developments today.
But that’s really the attraction of older condos – the large living spaces and expansive grounds. Gallop Gables sits on 250,000 square feet of land – with just 140 units. In today’s context that is pretty staggering.
What are the downsides? Well, not many people will be into its old brick-styled design. That said, it does have a very modern and well equipped gym – check it out in our full review.
– Druce

3Botanic Gardens View

$3,200,000
Project: | Botanic Gardens View |
---|---|
District: | 10 |
Address: | 27 Taman Serasi |
Tenure: | Freehold |
Size: | 1,410 sqft |
$PSF: | $2,269.50 |
Developer: | Yat Yuen Hong Company Limited |
TOP: | 1970 |
Why I like it
For those who’ve been following our UOTW for some time, you might find this one familiar – Botanic Gardens View. As you can tell by the name, it is located right next to the main entrance of the UNESCO heritage site – the Botanic Gardens. It’s extremely close to Orchard, and the upcoming Napier MRT station on the Thomson East Coast line is right at its doorstep as well. So all in, a fantastic location.
Where it starts falling apart a little is in terms of its facilities. No underground carpark, but there is sheltered parking for residents – just not directly to your block itself. And yes, there is absolutely no facilities at all, no gym, swimming pool, or tennis court.
– Reuben

4Ivory Heights

$1,660,000
Project: | Ivory Heights |
---|---|
District: | 22 |
Address: | 117 Jurong East Street 13 |
Tenure: | 99-Years Leasehold |
Size: | 1,701 sqft |
$PSF: | $975.90 |
Developer: | Ex-HUDC |
TOP: | 1993 |
Why I like it
If you’ve seen our article on HUDC developments before, you might have realised that many of the ex HUDC developments have all slowly been bought over by land hungry developers over the years. But is that any real surprise? After all, these all feature massive plots of land – this one at Ivory Heights has a land area of 825,500 square feet – with just 654 units.
Unlike Pine Grove, however, don’t expect much in terms of facilities here. It’s biggest selling points is its location, big land size, and spacious units.

5Beaverton Court

$4,990,000
Project: | Beaverton Court |
---|---|
District: | 10 |
Address: | 45 Mount Sinai Rise |
Tenure: | Freehold |
Size: | 3,200 sqft |
$PSF: | $1,559.38 |
Developer: | Beaverton Properties Pte Ltd |
TOP: | 1984 |
Why I like it
Located not too far away from Ridgewood Condo, Beaverton Court is a very slightly newer development, having TOP-ed in 1984. It’s just a single block, having just 54 units and 19 storeys tall. The views are overlooking the Dover greenery area, so it’s pretty much an unblocked facing.
If you are looking for a big space, this is one to look at – 3,200 square feet of space with 4 bedrooms and 5 bathrooms.
