1Pine Grove

$1,999,999
| Attribute | Info |
| Address | 1P Pine Grove |
| Tenure | 99-year Leasehold |
| Size | 1,744 SQFT |
| $PSF | $1,146.79 PSF |
| Developer | HUDC |
| TOP | 1984 |
Why I like it
Pine Grove is known for its unusually spacious land size. Sitting on a site of 890,024 square feet and offering 660 units, residents can expect a low-density lifestyle and spacious common areas. The project is also sandwiched between Dover Forest and Maju Forest and outdoor lovers would be glad to note that Pine Grove is a short walk from the park connector that leads to the Rail Corridor.
Depending on which block you’re staying at in Pine Grove, the popular Henry Park Primary School might be within a 1-km radius. Other institutions, like Singapore Polytechnic, NUS and ACS (Independent) are located close by too.
That said, the downside is that the nearest MRT Station is located quite a distance away. Dover MRT Station (East-West line) is at least a 20-minute walk along the Ulu Pandan Park Connector, though residents can choose to take a short bus ride instead.
As for the unit, it is a 1,744 square feet split-level apartment situated on a high floor.
Interestingly, the entrance to the unit is on the upper floor, which consists of a huge common area (that includes a spacious kitchen, a separate yard area and a balcony), along with one common bedroom, the master bedroom and one common bathroom. I appreciate that the kitchen and dining area are separated from the bedrooms through a small flight of stairs, which makes it a more private layout.
As for the lower floor, it comes with a family room that leads to the balcony, along with another junior master bedroom that is especially huge.

2Braddell View

$2,000,000
| Attribute | Info |
| Address | 10G Braddell Hill |
| Tenure | 99-year Leasehold |
| Size | 1,701 SQFT |
| $PSF | $1,176 PSF |
| Developer | HUDC |
| TOP | 1981 |
Why I like it
As a cornerstone within the Marymount neighbourhood, Braddel View is well-known (especially amongst parents) for its vicinity to popular schools like Marymount Convent School and Raffles Institution. Furthermore, its proximity to central Singapore makes it a practical home for everyone else in the family, too.
It is under a 15-minute walk to both Caldecott (Circle and Thomson-East Coast lines) and Braddell MRT Station (North-South line), giving residents access to three MRT lines within walking distance. There are also convenient food options located right next to Braddell MRT Station.
Other lifestyle aspects include a short walk from Macritchie Reservoir, which might be a huge selling point especially if you’re one to enjoy nature walks and trails.
Braddell View sits on a whopping 1.14 million square feet hilltop site with 918 units. Naturally, this allows for low-density living and residents can expect to enjoy a good amount of common space.
The apartment is 1,701 square feet and spans across a single level in an efficient and squarish floor plan. It comes with a very spacious living and dining area, along with a huge balcony that makes it a comfortable fit for family time for bigger families.
The open-concept kitchen makes the common area feel even more spacious. In addition to a separate entryway (for more convenient delivery access), the kitchen area also has a huge store room and separate laundry room.
There are three bedrooms and two bathrooms, in which the master bedroom is especially spacious and comes with a walk-in closet.

3The Quintet

$1,680,000

| Tenure | 99-year Leasehold |
| Size | 1,798 SQFT |
| $PSF | $934.37 PSF |
| Developer | Frasers Centrepoint Homes |
| TOP | 2006 |
Why I like it
Yew Tee estate might not appeal to everyone, but for those seeking a serene environment in the West with convenient access to key amenities, The Quintet offers a compelling option.
Nestled beside the tranquil Pang Sua River, The Quintet is located in a peaceful neighbourhood and is just a 10-minute walk from Yew Tee MRT Station (North-South Line) and Yew Tee Point. Residents also have the option of visiting nearby coffee shops and a 24-hour FairPrice under the HDB clusters for quick, affordable meals or groceries. Additionally, the development is within walking distance of the Rail Corridor, adding to its lifestyle appeal.
This particular apartment is a ground-floor unit spanning 1,798 square feet, ideal for those who appreciate the feel of landed living. It features three generously sized bedrooms, two bathrooms, a spacious living area, and a compact kitchen. The master bathroom is notably spacious, with room to accommodate a bathtub if desired.
One of the standout features of this apartment is the expansive patio, which extends across the living room, one of the common bedrooms, and the master bedroom. The patio is sheltered, making it an ideal space for outdoor dining.
Despite being a ground-floor unit, the apartment is bright and airy, thanks to full-height glass doors that allow plenty of natural light to flood the space.

4The Luxurie

$1,890,000
| Attribute | Info |
| Address | 11 Compassvale Road |
| Tenure | 99-year Leasehold |
| Size | 1,722 SQFT |
| $PSF | $1,097.56 PSF |
| Developer | Keppel Land Realty Pte Ltd |
| TOP | 2015 |
Why I like it
Located a 5-minute walk from Sengkang MRT Station (North-East line) and Compass One, residents ath The Luxurie have convenient and accessible options when it comes to food and groceries. The newly opened Sengkang Grand Mall and Buangkok MRT Station (North-East line) are a 17-minute walk away, further adding to the area’s lifestyle offerings.
For daily necessities, Rivervale Plaza, which has a wet market, supermarket and various food options, is an 11-minute stroll away. Residents can also enjoy the proximity to Sengkang Neighbourhood Park, which has a park connector that leads to Coney Island and Lorong Halus Wetland Park for those who enjoy nature and outdoor activities.
The unit itself is quite a standout, too. Sized at 1,722 square feet, it is a ground-floor apartment that features a private lap pool that is directly accessible from the spacious patio. This patio is connected to the living area and all three bedrooms.
This seamless indoor-outdoor flow would be ideal for families who appreciate alfresco dining, as the patio offers the possibility to move the dining area outside for more living space within the home.
This unit also has two bathrooms and a functional kitchen that also has a home shelter for more storage.

5Savannah Condopark

$1,750,000
| Attribute | Info |
| Address | 31 Simei Rise |
| Tenure | 99-year Leasehold |
| Size | 1,733 SQFT |
| $PSF | $1,009.81 PSF |
| Developer | City Development Ltd |
| TOP | 2005 |
Why I like it
Overlooking both the PIE and Upper Changi Road East, Savannah Condopark is nestled within a primarily landed enclave and offers residents a private and exclusive environment. As its name suggests, the condo features an interesting safari-themed concept, with facilities catered to families and an active lifestyle.
Upper Changi MRT Station (Downtown line) is a 9-minute walk away and is near SUTD. For a wide variety of food, residents can consider heading to EXPO and Changi City Point.
This unit is a 1,733 square feet ground-floor unit and offers three good-sized bedrooms, two bathrooms, a kitchen that comes with a home shelter for storage and a separate laundry room.
One key highlight of this unit is the expansive patio that stretches across the living room and all three bedrooms, offering a generous amount of outdoor space that can be accessed from either the living area or the master bedroom. Although the common bedrooms do not have access to the patio, they still feature full-height windows that allow ample light into the apartment.
The patio is partially sheltered, making it a versatile space for enjoying quiet mornings or for hosting parties. One other factor that potential homeowners might appreciate is that the master bedroom comes with a walk-in wardrobe that directly leads to the bathroom.
