While million-dollar HDBs are still considered outliers in the Singapore property scene (as surprising as it may be to some), it is certainly getting more frequent.
This week, we take a look at five of these million-dollar HDB flats. These apartments have been recently renovated and are in move-in-ready condition.

Why I like it
Those looking for a newly MOP-ed apartment that is move-in ready and within a 5-minute walk to an MRT station might be interested in this apartment located in the Whampoa area.
Located in the RCR, this particular block is a 5-minute walk from Boon Keng MRT Station (North-East line) which is three stops away from Dhoby Ghaut MRT Station. Furthermore, it is located a short 7-minute walk from Bendemeer Market and Food Centre, along with a Sheng Siong Super Market and numerous eateries in the vicinity. It is also a short stroll away from the park connector that leads to Kallang Riverside Park.
Sized at 990 square feet, this might not be the biggest apartment out in the market but the previous owners did a great job at making the space feel more open and functional for most families. It is a high-floor unit that comes with three bedrooms, two bathrooms, a living area that also comes with a household shelter and a kitchen that has a service yard.
The previous owners have chosen to renovate the unit with a modern lux theme and have converted bedroom 3 into a study that can comfortably fit two desktop setups – ideal for individuals who work from home.
Furthermore, they have included a built-in bench in the dining area, which can double as additional storage. The kitchen also comes with an enclosed service yard area specifically for doing laundry.

$PSF | $1,013.51 PSF |

Why I like it
Overlooking Bishan-Ang Mo Kio Park, this relatively spacious 5-room flat is suitable for homeowners who want unblocked views of the park, while enjoying the perks of living in a mature estate like Ang Mo Kio.
Let’s start by taking a look at the unit first. The apartment is located above the 20th floor and is sized at 1,184 square feet, allowing plenty of natural light and ventilation. The living and dining area also makes creating an extra room a possibility (if needed), and this openness is further amplified by the long row of windows and unblocked views of the neighbourhood skyline.
The previous homeowners have converted one of the common bedrooms into a study area and have replaced the walls with sliding doors instead to make the living space feel even more spacious. The master bedroom is also generously sized, making it possible to do up a small reading alcove (like what the previous owners have done).
The unit is also well-maintained and in move-in-ready condition.
Location-wise, Ang Mo Kio MRT (North-South line) station and AMK Hub are a 13-minute walk away, though there is the option to take the bus, which is 2 stops away. However, once Teck Ghee MRT Station (Cross Island Line) is ready in 2030, this will allow residents to have direct access to the nearest station.
There are a wide variety of amenities nearby too, including the Teck Ghee Market & Food Centre and Kebun Bahru Food Centre.

310A Bendemeer Light

$1,050,000
Attribute | Info |
Address | 10A Bendemeer Road |
Tenure | 99-year Leasehold |
Size | 1,001 SQFT |
$PSF | $1,048.95 PSF |
Developer | Housing & Development Board (HDB) |
TOP | 2016 |
Why I like it
Sporting unblocked city views of the Bendemeer neighbourhood, this high-floor unit shows a good representation of RCR living as it is surrounded by a wide variety of amenities within short walking distance, as well as two MRT Stations and MRT lines.
Bendemeer MRT Station (Downtown line) is located a short 6-minute walk away, while Boon Keng MRT Station (North-East line) is a 7-minute walk away. This means that getting to Telok Ayer takes just five stops, while Dhoby Ghaut MRT Station is three stops away.
Moreover, there are lots of amenities within walking distance, including Bendemeer Market and Food Centre, City Square Mall, Aperia Mall and other eateries around the neighbourhood. The park connector is located close by and leads to the scenic Kallang Riverside Park.
With a simple and efficient layout, the previous owners have done a good job in designing the space into a functional and thoughtful home.
This can be seen from the wide amount of storage space found throughout the apartment, making it ideal to stow away bulky items. The modern kitchen is another telling part of the home as it is divided into a wet and dry section (that also comes with a good amount of storage space). Murphy beds have been done up in one of the common bedrooms and the master bedroom for a more versatile use of the space. The master bedroom also includes a walk-in wardrobe, which is a nice touch to the home.
As the apartment is in good condition and rather aesthetically pleasing, it is move-in ready (which can save up a fair bit on reno costs for the next homeowners).

4264 Toa Payoh Apex

$1,000,000
Attribute | Info |
Address | 264 Toa Payoh |
Tenure | 99-year Leasehold |
Size | 1,001 SQFT |
$PSF | $999.00 PSF |
Developer | Housing & Development Board (HDB) |
TOP | Dec 2018 |
Why I like it
Nestled in the Toa Payoh estate, this apartment would be a good fit for homeowners who prioritise their privacy while being near key amenities. The block is a 12-minute walk to Toa Payoh MRT Station (North-East line) and Toa Payoh Central, though what makes the neighbourhood stand out is the wide variety of food and grocery options nearby.
This includes Kim Keat Palm Market & Food Centre, Lorong 5 Toa Payoh Food Centre and Toa Payoh Lorong 8 Market & Hawker Centre, though there are many other eateries nearby. Getting into town is also incredibly convenient, as Orchard is three stops away, while City Hall is six stops away. In terms of lifestyle amenities, Toa Payoh Stadium, Swimming Complex and Town Park are located close by.
For families with kids, Pei Chun Public School is within a 1-km radius, too.
The apartment is sized at a good 1,001 square feet and has an efficient layout that would appeal to most families. It comes with three bedrooms, two bathrooms, a living and dining area, a household shelter and a kitchen that comes with a service yard.
The previous owners have also placed a lot of care and thought into designing and maintaining the apartment, which means that minimal work has to be done for the next home owners. Plenty of storage space has been done up and I do like that there is a walk-in wardrobe that comes with a dressing table in the master bedroom. The kitchen also comes with an enclosed yard.
As a mid-floor corner unit, the apartment gets a decent amount of natural light and a private environment. Another underrated point is that this particular block is located a good distance away from the other blocks, which makes the living environment feel more private.

Why I like it
This newly MOP-ed unit is located in the highly desired Queenstown estate and offers a very functional home for most families. The apartment is sized at 1,194 square feet and comes with three bedrooms, a study, two bathrooms and a small balcony in the living room.
The apartment has been recently and tastefully renovated in a minimalist and simple design which would appeal to most, making it move-in friendly. One unique feature of this apartment is the dining area and open-concept kitchen, which presents a functional area for cooking and entertaining guests. The previous owners chose to install a kitchen island too, which serves as a functional prep and storage area.
As the unit is situated above the 40th floor, one of the key selling points is that it enjoys a nice unblocked view of the landed estate and surrounding neighbourhood.
Queenstown MRT station (East-West line) is around an 11-minute walk away and there are many amenities within walking distance, including Margaret Market, Anchorpoint Shopping Centre and IKEA.
Outdoor lovers would also find that the park connector nearby can lead to Hort Park, Telok Blangah Hill Park and the Singapore RIver for scenic routes to walk and run.
