Finding a home can be a very personal affair, but for most homebuyers, connectivity and price usually rank top of the list. Ideally, most of us would like to have easy access to an MRT and a wide variety of surrounding amenities.
When it comes to HDB units, there’s also the added concern on the remaining lease.
This week, we aim to tackle all three variables and have picked out five cheapest 5-room flats that have recently MOP-ed and are located near an MRT station.

Why I like it
Nestled in a young estate in Canberra, this 5-room flat is sized at 1,217 square feet and has three bedrooms, two bathrooms, and a home shelter. It’s also a corner unit for those who like their privacy.
Overall, the unit has also been nicely renovated and kept in a move-in friendly condition, which would save up a fair bit on renovation costs for the next owners as the previous owners have placed alot of effort in creating a functional and brightly-lit kitchen with plenty of storage space.
In terms of location, it’s around a 7-minute walk to Canberra MRT Station (North-South line), and has plenty of buses servicing the neighbourhood. Canberra Plaza is nearby for those who want a convenient bite and place to do their groceries. Alternatively, there are numerous eateries and supermarkets found under the neighbouring HDB clusters within a walking distance.
Last, but not least, folks who enjoy the outdoors can take a short walk to Simpang Kiri Park Connector which leads to a scenic beach and mangrove area close to Reservoir Bongsu, making the neighbourhood an ideal one for those looking for a little more greenery.

Why I like it
Recently obtaining MOP, this 5-room flat is sized at 1,184 square feet and comes with three good-sized bedrooms, two bathrooms, yard service and a spacious living and dining area.
Although it’s not a corner unit, the previous owners installed a feature wall to divide the living area from the front door, giving the unit more privacy and also a modern touch to its interior design. Furthermore, there are plenty of storage space in the master bedroom and kitchen, which is great to stow away any clutter out of sight.
Located a short 8-minute walk from Canberra MRT station (North-South line) and Canberra Plaza, residents can also opt to head to the food court and supermarket found under the nearby HDB blocks instead.
It’s also a short walk to the Simpang Kiri Park Connector, which is ideal for those who like to enjoy the outdoors.
There are currently empty plots on both sides of the development which is slated to be education under the URA Master Plan so this could be additional convenience to look forward to in the future.
