在新加坡房地产市场,关于 shoebox(one-bedder)单位一直有许多难以证实的看法。然而可以肯定的一点是——需求确实存在,因为它仍然是进入私人住宅市场的最低门槛。
在购买shoebox(1卧)单位时,项目的整体户型配比常被忽视。但如果一个公寓大多由shoebox和小户型组成,会有什么影响?是否更应选择拥有更丰富户型种类的项目?从1卧到5卧的均衡配比,是否能带来更好的长期价值?以下是我们的发现:

为什么有些买家会在意户型配比?
总体而言,从投资角度看,小户型占比较高的公寓往往被视为负面。原因包括:项目更像以租赁为导向,或因销售更困难而拉低整体均价。
前者基于这样一种假设:一个“清一色小户型”的公寓主要由租户构成,人员流动频繁;而业主多为投资者,对集体出售(en-bloc)并无顾忌。
后者则认为小户型更难转售/涨幅较弱,因此“全小户型”的配比会拖累项目的平均价格。在租赁方面,也可能引发更激烈的竞争——同样基于住户多数为租客的假设。

因此,一些一卧单位的买家——无论是首次投资者还是单身自住者——会在意整体的户型配比。尽管他们自己购买的是小户型,许多人仍更青睐小户型与家庭型单位配比更均衡的公寓项目。
这促使我们去检验:与清一色小户型的项目相比,在户型配比更均衡的项目中,一卧单位的表现是否真的更好。
我们选取的公寓项目
在以下分析中,我们将公寓项目分为两类:小户型占比极高的项目(1卧与2卧合计占比超过 90 per cent),以及被视为配比均衡的项目(1卧或2卧合计占比不超过 60 per cent)。

总体结论:在户型配比均衡的公寓中购买一卧更为理想。
表现存在显著差异:在几乎“全小户型”的公寓中,一卧单位的平均回报为 6.6 per cent。然而,在户型配比均衡的公寓中,一卧单位的回报为 14.9 per cent。
两者的持有期几乎相近(5.7 年对 6 年)。
但这是否也与总户数有关(例如:户数很少的精品公寓,VS 户数众多的大众项目)?
为验证这一点,我们将精品公寓(总户数少于 150)与规模更大的大众项目进行对比:
