A Rare Freehold Braddell Heights Bungalow Has Hit The Market At $18M — With Potential To Build Two New Homes

The estate representing the former owner of a freehold bungalow at 15 Matlock Rise has put up the property for sale, and is expecting offers in the region of $18 million. The property will be sold in an Expression of Interest (EOI) exercise by JLL, the sole marketing agent.
Located in the Braddell Heights estate in District 12, the two-storey landed house sits on a 10,197 sq ft site. If the property is sold for $18 million, it would translate to $1,765 psf on the land area.
Notably, the relatively large size of the landed plot means that a developer, or even a homeowner, could have the option of redeveloping the site into two new bungalows. The site has a 25.9m frontage along Matlock Rise and a depth of 36.5m. Based on the master plan, this part of Braddell Heights is a two-storey landed housing estate.
Alternatively, the existing house, which has a built-up area of 5,514 sq ft, could also be redeveloped into a larger home of about 10,000 sq ft.
The closest MRT station to this landed home is Lorong Chuan on the Circle Line (CCL), but it might not be the most comfortable walk given that Google Maps estimates that it is 15 minutes away. But Lorong Chuan is a convenient station, it is one stop away from two major MRT interchanges: Serangoon on the CCL and North-East Lines, as well as Bishan on the CCL and North-South Lines. In terms of road connectivity, this landed enclave is served by the Central Expressway (CTE) and major roads such as Braddell Road and Upper Serangoon Road.
Braddell Heights is one of the most recognisable landed neighbourhoods in District 12, and the area has many supporting amenities such as shops, popular eateries, and hip cafes. Major shopping malls close to the landed house are NTP+, myVillage, NEX, and Junction 8. The ever-popular Chomp Chomp Food Centre and Serangoon Garden Market and Food Centre are also in proximity.

According to OneMap, 15 Matlock Rise is within 1km of three primary schools: Kuo Chuan Presbyterian Primary School, St Gabriel’s Primary School, and Yangzheng Primary School. Meanwhile, there are six other primary schools within 2km: Cedar Primary School, CHIJ Our Lady of Good Counsel, First Toa Payoh Primary School, Maris Stella High School, Pei Chun Public School, St Andrew’s School (Junior), and Zhonghua Primary School.
Nicholas Ng, Head of Land and Collective Sales at JLL Singapore, says that the property for sale is suited for families who appreciate living in a low-density community like Braddell Heights, as well as the convenience of many popular schools and amenities.
He also reiterates the flexibility that this vacant property offers the new owner. “This estate sale serves as an opportunity to own a property that is limited in supply and thus is poised to appreciate overtime. The new owner will have a variety of options for the property. The property is well kept and in move-in condition allowing for stay with minimal renovation or an immediate stream of rental income,” he says.
Over the past six months or so, overall sales in the landed home market slowed compared to a year ago. But this did not fuel a downward adjustment in prices. Instead, research by PropNex Realty indicates that the proportion of higher valued landed homes increased. The agency says that 32.9% of landed homes sold since January this year, until mid-June, transacted for $15 million and over. This is higher than the 25.5% recorded in 2H2025.
There were 869 transactions worth a combined sales value of $5.4 billion in 1H2026. In contrast, there were 1,009 landed home deals that raked in a combined sales value of $5.78 billion in 1H2025.
Turning back to the demand for landed homes in Braddell Heights, Ng says that there has been a notable increase for large bungalow sites. Homeowners will certainly make up a good proportion of enquiries and prospective buyers, but developers looking to rebuild the site into two separate bungalows could throw their hat in the ring.
The EOI exercise for the sale of 15 Matlock Rise closes on Sept 18.
