Lentor Gardens Residences Starts From $1.5M For A Two-Bedder — How Its Pricing Compares In Lentor
July 8, 2026
Over the weekend of May 4 and 5, more than 5,000 visitors flocked to see the latest new condominium in the Lentor Hills estate; the 502-unit Lentor Gardens Residences. The numbers suggest that buyers were keen to check out this development by Kingsford Group.
Lentor Gardens Residences is the seventh new condo to break into this developing condo estate. The project is not one of the closest to Lentor MRT station on the Thomson-East Coast Line, the station that serves this neighbourhood.
So far, the developer has indicated that the average selling price of the project will start from $2,350 psf. The lowest $psf price will reportedly start from $2,050 psf, which likely covers the larger unit types.
If we do see most of the units sold at around this price when the project launches for sale on July 18, this would make Lentor Gardens Residences one of the priciest new projects to hit the Lentor Hills estate since Lentor Modern – the only integrated development in the neighbourhood – in 2022.
However, our calculations based on the average selling price of $2,350 psf indicate that the starting price quantum still makes this a compelling project. Since most of the unit types feature relatively compact sizes, we estimate that the cheapest two-bedders start from around $1.5 million.
Meanwhile, the three- and four-bedders could start selling at prices that are below what earlier new launch projects in this precinct were going for.
Those two facts, a premium psf price and a relatively lower absolute price, are at the core of the pricing story for Lentor Gardens Residences. In this review, we’ll examine why these two factors appear to contradict each other, and whether the higher psf price reflects the land price or the developer’s price strategy.
| Unit type | Estimated size (sqft) | Starting price |
| Two-Bedroom | 646 – 732 | $1,5xx,xxx |
| Three-Bedroom | 872 – 1012 | $1,8xx,xxx |
| Four-Bedroom | 1184 – 1356 | $2,6xx,xxx |
Note that most of our price analysis is based on the reported average selling price of $2,350 psf. We reckon that the reported psf price of $2,050 psf, which seem to cover larger units, are how the three- and four-bedders keep their price quantums in check, even as the project’s average psf leads the precinct.

Comparing a new launch against nearby projects is a useful starting point, but deciding whether to buy comes down to something more specific: the actual unit you're considering, the price you're paying, and the alternatives available to you.
That's where many buyers seek a second opinion, working through the trade-offs before deciding whether to commit.
Over time, that's also why we decided to work with agents who shared the same data-driven and advisory-led approach behind our editorial, consultants who could help readers think through decisions more objectively, rather than simply push transactions.
Today, the team has worked with more than 2,000 clients across over $5B in property transactions.
Who would find this project most appealing, and what type of buyer it might not resonate with.
In general, we think that the prices at Lentor Gardens Residences point to specific groups of buyers. One of the main draws of the project is its relatively new 99-year lease tenure and its status as the newest project in Lentor Hills.
