As HDB resale prices have risen, $550,000 doesn’t go quite as far as it used to. Let’s be frank: even a typical 4-room flat can reach $600,000 to $700,000+ these days, and that’s not even among the priciest options. But if you’re willing to accept an older flat, and you urgently need the space, then there are 5-room flats that fall under this price range. Here are some that we managed to find this week:

Now let’s get on with the list of curated units this week!
Shortlists like this are a useful starting point, but the units that make the list aren’t necessarily the ones that make the most sense for your budget, lifestyle or long-term plans.
The harder part comes afterwards: comparing the trade-offs, evaluating the numbers, and deciding which home is actually the best fit for your situation.
Over time, that’s also why we decided to work with agents who shared the same data-driven and advisory-led approach behind our editorial, consultants who could help readers think through decisions more objectively, rather than simply push transactions.
Today, the team has worked with more than 2,000 clients across over $5B in property transactions.

Why I like it
Located near Marsiling Lane Market & Hawker Centre, this unit is also within walking distance of various neighbourhood eateries and a supermarket. The nearby park connector leads towards Marsiling Park, Woodlands Waterfront and Admiralty Park.
The unit is situated in a point block, with just four homes on each floor and one occupying each corner. It sits above the 10th floor and receives a good amount of natural light.
The living and dining areas are nicely separated, with the living room opening onto a balcony that could potentially be levelled out to create additional indoor space. Beside the dining area is another flexible space that could serve as a study, play area, or potentially even a compact fourth bedroom if needed.
All three bedrooms are well-sized, while the efficient layout avoids a long corridor leading to the bedrooms, keeping wasted circulation space to a minimum.

2273A Jurong West Avenue 3

| Address | 273A Jurong West Avenue 3 |
| Size | 1,195 sq ft |

Why I like it
There are various food options and a supermarket within walking distance of this unit, while Bulim Park and Wenya Neighbourhood Park are also nearby.
This is a corner unit, providing greater privacy from passing neighbours. Inside, the living and dining area is particularly spacious, while the regularly shaped floor plan should make furniture placement relatively straightforward.
The long kitchen provides enough room for a separate service yard to potentially be created if preferred, while the home shelter is tucked within the kitchen rather than occupying part of the main living area.
All three bedrooms are well-sized. Apart from the kitchen, the home also has virtually no built-in fixtures, which could be useful for buyers planning a major renovation as there’s less hacking required before work begins.

3468 Segar Road

$520,000
| Attribute | Info |
| Address | 468 Segar Road |
| Size | 1,184 sq ft |
| $PSF | $439.19 |
| TOP date | 2000 |
Why I like it
Located near Segar LRT station, this unit has convenient connections towards Bukit Panjang MRT station. There are food options and a supermarket beside the LRT station, while Fajar Shopping Centre is also nearby. The block enjoys a quieter setting beside Zhenghua Nature Park, with the park connector continuing towards Chestnut Nature Park and the Central Catchment Nature Reserve.
This is a corner unit, and the main entrance opens into a foyer rather than directly into the living area, providing an additional layer of privacy. The home shelter is also positioned here, keeping it away from the main communal spaces.
The living and dining areas are nicely separated, while the open kitchen helps natural light travel further through the home and makes both the kitchen and dining areas feel more spacious.
All three bedrooms are grouped together in one corner of the flat, and buyers could potentially enclose the bedroom corridor to create greater separation from the entertainment spaces. Floor-to-ceiling windows in the living area and all three bedrooms also bring in plenty of natural light despite the unit being on a lower floor.

412 Teck Whye Lane

$520,000
| Attribute | Info |
| Address | 12 Teck Whye Lane |
| Size | 1,280 sq ft |
| $PSF | $406.25 |

Why I like it
Located near both Phoenix and Teck Whye LRT stations, this unit has convenient connections towards Bukit Panjang and Choa Chu Kang MRT stations. Teck Whye Shopping Centre is also nearby, with a wet market, supermarket and various eateries, while the nearby park connector leads towards the Rail Corridor.
The main door opens into a foyer containing the storeroom, creating some separation between the entrance and the rest of the home.
Both the living and dining areas are spacious and clearly separated. The original balcony has been levelled out to extend the living room, while an additional flexible space beside the dining area is currently used as a study but could accommodate a variety of other uses.
All three bedrooms are well-sized, and the unit receives a good amount of natural light. The living and dining spaces also stand out for their industrial-inspired interior, with cement screed flooring giving the home a distinctive look.

5305 Jurong East Street 32

$550,000
| Attribute | Info |
| Address | 305 Jurong East Street 32 |
| Size | 1,420 sq ft |
| $PSF | $387.32 |
| TOP date | 1982 |
Why I like it
Located near Chinese Garden MRT station, this unit is also close to Yuhua Village, Yuhua Place Market & Food Centre and various neighbourhood eateries. The nearby park connector provides convenient access towards Jurong Lake Gardens.
At over 1,400 sq ft, this is an unusually large 5-room flat for the price point. The living and dining areas are both generously sized and clearly separated, with the living room also opening onto a balcony.
The long kitchen provides sufficient room for a service yard to potentially be created, while all three bedrooms are well-sized. The master bedroom is particularly spacious.
Although the floor plan has some irregular angles, these don’t meaningfully compromise the functionality of the home. The unit also sits on a high floor and receives plenty of natural light. Broken marble flooring runs through the living room, dining area and all three bedrooms – a feature that’s less common today and also helps keep the floors cool in Singapore’s climate.
Round-ups like this are a good place to start a shortlist, but the real work begins when you start comparing the final few options, looking beyond the headline criteria to decide which property is the best fit for your own situation.
