1Hougang Green

$1,080,000
| Attribute | Info |
| Address | 5 Buangkok Green |
| Tenure | 99-year Leasehold |
| Size | 1,141 SQFT |
| $PSF | $947 PSF |
| Developer | HDB |
| TOP | 1998 |
Why I like it
Located in the quieter part of Hougang, this unit in Hougang Green offers a balance of accessibility and convenience. It is a short drive or bus ride from Buangkok MRT (NEL) and Sengkang Grand Mall. Closer to home, Hougang Green Shopping Mall sits right next door, for a more convenient option to grab groceries or a quick meal without venturing too far.
For those who enjoy outdoor activities, the park connector just across the street offers a direct route to Punggol Park, Coney Island, and Lorong Halus Wetland Park.
The unit is quite a spacious one at 1,141 square feet. Sitting on a high floor, it enjoys an unblocked view of the neighbourhood. There’s no balcony, but the full-height sliding glass doors help with ventilation and bring in natural light.
The kitchen is also practical, featuring a separate yard, WC, and ventilated utility room—a flexible space that could be used as a helper’s room if needed. The yard can also be enclosed for those who prefer a more defined space.

2Melville Park

$1,100,000
| Attribute | Info |
| Address | 28 Simei Street 1 |
| Tenure | 99-year Leasehold |
| Size | 1,163 SQFT |
| $PSF | $946 PSF |
| Developer | Melville Park Development Pte Ltd |
| TOP | 1996 |
Why I like it
Situated in a relatively accessible part of the East, Melville Park is located a short drive from three MRT stations—Upper Changi (DTL), Simei (EWL) and Tampines East (DTL). While Eastpoint Mall and Tampines Mart are similarly a short drive away, residents might also consider a walk to the eateries along Tampines N2 Shopping Street for an alternative option.
For those with a penchant for the outdoors, a nearby park connector provides direct access to Bedok Reservoir Park.
As one of the largest projects in the East, Melville Park is developed on a substantial plot of land that allows for well-spaced blocks and a relatively low-density environment. The unit, measuring 1,163 square feet, may not offer the most squarish layout but still manages to deliver a proportionate living area and two sizeable bedrooms. The only slight drawback is that the second common bedroom falls a little short in spaciousness compared to its counterpart.

3Euphony Gardens

$1,200,000
| Attribute | Info |
| Address | 7 Jalan Mata Ayer |
| Tenure | 99-year Leasehold |
| Size | 1,194 SQFT |
| $PSF | $1,005 PSF |
| Developer | Centrepoint Properties Pte Ltd |
| TOP | 2002 |
Why I like it
Situated within a landed estate in Yishun, Euphony Gardens offers a quiet retreat away from the typical high-rise buzz.
It does require a slight drive to reach both Yishun MRT station (NSL) and Northpoint City, so it isn’t one for those who need good transport connectivity. However, daily conveniences are still within reach. For instance, Chong Pang Market and Food Centre are just a short walk away, and there are a handful of eateries right outside the development for a quick bite.
The unit itself spans almost 1,200 square feet and features an efficient layout. All three bedrooms are generously sized, with the master bedroom standing out as particularly spacious. The master bathroom is also sizeable enough to comfortably fit a bathtub.
Adding to its practicality, the kitchen comes with a separate yard that houses the home shelter and includes a WC. This yard can also be enclosed if preferred.

4Northoaks

$1,200,000
| Attribute | Info |
| Address | 22 Woodlands Crescent |
| Tenure | 99-year Leasehold |
| Size | 1,292 SQFT |
| $PSF | $929 PSF |
| Developer | Hong Leong Holdings Ltd |
| TOP | 2001 |
Why I like it
Northoaks is an executive condominium (EC) situated an 11‑minute walk from Admiralty MRT station (NSL), Kampung Admiralty and Admiralty Place. Neighbouring HDB clusters offer various food options, while a park connector just across the street provides a route to Admiralty Park and the Woodlands Waterfront.
Spanning almost 1,300 square feet, all three bedrooms are generously sized, with their entrances tucked into a corner to enhance privacy when guests are present. The master bathroom is spacious enough to accommodate a bathtub alongside a separate shower area.
In the kitchen, an enclosed yard houses a WC and a utility room, and there is also a dedicated store.

5La Casa

$1,200,000
| Attribute | Info |
| Address | 56 Woodlands Drive 16 |
| Tenure | 99-year Leasehold |
| Size | 1,119 SQFT |
| $PSF | $1,072 PSF |
| Developer | Far East Organization |
| TOP | 2008 |
Why I like it
Situated in the Woodlands estate, La Casa offers a practical layout with a convenient location. It is an 11‑minute walk (or short bus ride) to Woodlands South MRT station (TEL), while a short stroll brings you to Vista Point—with its wet market, supermarket and various eateries. Neighbouring HDB clusters also provide additional food options.
Inside the unit, the living and dining areas are neatly segregated. The living room benefits from floor‑to‑ceiling windows that help the space feel larger, while the kitchen is split into wet and dry areas by a folding door; the dry section comes with an island counter and sink.
All three bedrooms are well-sized, with the master bedroom being particularly spacious. The layout even allows a walk‑in closet in the master, along with large window panels for a brighter space.
