Given the common praise for Jervois Mansion and the implementation of the vision for a green and sustainable development, we decided to take a look at some comparables nearby and in the surrounding District 10!
So this week (other than a Jervois neighbour), we have found a few interesting older and smaller developments that all features a good sized interior.

1Sixth Avenue Ville

$3,200,000
Project | Sixth Avenue Ville |
---|---|
Address: | 43 Sixth Avenue 276484 |
Tenure: | Freehold |
Size: | 1,711 sqft |
$PSF: | $1,870.25 |
Developer: | City Developments Limited |
TOP | 1999 |
Why I like it
Personally out of the Bukit Timah stretch, I think I like Sixth Avenue the most. It’s mostly populated by landed properties (then again, most of Bukit Timah is rather low-lying), and you can get to areas like Holland Village or even the expressway pretty quickly. While the fate of Turf City is yet to be determined, for now you do get access to a family-oriented space during weekends as well.
Sixth Avenue Ville may not be much to look at on the outside, but it is a freehold property with just 49 units. So yes it is exclusive, and it is also just a very short walk to Sixth Avenue MRT station on the Downtown line. This is a 3 bedroom at 1,711 square feet, so it’s certainly big for its unit type. The layout is quite regular, and the interior design is pretty modern too so you won’t be incurring too much of a renovation cost here.

2Jervois Lodge

$2,990,000
Project | Jervois Lodge |
---|---|
Address: | 32 Jervois Road |
Tenure: | Freehold |
Size: | 1,755 sqft |
$PSF: | $1,703.70 |
Developer: | City Development Limited |
TOP | 1997 |
Why I like it
Given this week’s theme is to look at comparisons in District 10 due to the launch of Jervois Mansion, we just had to include one in the list! As you can probably tell by its name, Jervois Lodge is an old one, having been completed in 1997. It’s freehold and has just 108 units.
At 1,755 square feet, this is quite a big 3 bedroom unit although you have to give some allowance for an interestingly shaped and sizeable ground floor patio. Because most of the area around is low-rise, this means that you do have a very private and nice area to chill.

3Sommerville Park

$2,500,000
Project | Sommerville Park |
---|---|
Address: | 73 Farrer Drive 259280 |
Tenure: | Freehold |
Size: | 1,302 sqft |
$PSF: | $1,920.12 |
Developer: | Sommerville Properties Pte Ltd |
TOP | 1978 |
Why I like it
This should have been one of those included in last week’s UOTW (the old developments one) as Sommerville Park is undoubtedly a grand dame when it comes to apartments in Singapore. Built in 1978, it is freehold with just 456 units on a massive plot of land. While it is in District 10 and a central location, it is still a walk to the nearest Farrer Road MRT station on the Circle line. Plus, given the size of the land, if you are on the opposite end the walk may just be too long for some people.
As with many old developments, what you enjoy here is the huge expanse of land. This unit itself is not too shabby either, with 1,302 square feet of space plus a very minimal balcony space too. The interior design is modern with lots of woody elements, so it does give off a very homey look.

4Tanglin Residences

$4,350,000
Project | Tanglin Residences |
---|---|
Address: | 23 St Martin’s Drive 258004 |
Tenure: | Freehold |
Size: | 1,485 sqft |
$PSF: | $2,929.29 |
Developer: | CapitaLand Residential |
TOP | 2005 |
Why I like it
Located at St Martin’s Drive (the quieter more private end of Orchard), Tanglin Residences is a development that doesn’t quite look its age (it is 16 years old now). It still looks pretty modern and current, and has just 43 units so it is an exclusive project. As you might expect, it is a freehold property (as with most of its neighbours).
This is a 3 bedroom unit with a size of 1,485 square feet. The layout is a rather interesting u-shape, so the master bedroom does have more privacy in that sense. What I really like is the true floor to ceiling L-shaped living room. It makes the place look sleek, and the result is a really bright and modern look.

5D’Leedon

$2,280,000
Project: | D’Leedon |
---|---|
Address: | 7 Leedon Heights 267953 |
Tenure: | 99-year leasehold |
Size: | 1,206 sqft |
$PSF: | $1,890.55 |
Developer: | Capitaland |
TOP | 2014 |
Why I like it
D’Leedon is one of those developments (to me, at least) that you either love or hate, it’s hard to have an in-between. With 1,715 units, you have to be comfortable with seeing many people in the common grounds, and prioritise a good mix of facilities over privacy. Admittedly, the land size is so big that it doesn’t feel as packed as it may suggest – but during peak hours it can still get quite crowded.
This is a 3 bedroom 2 bathroom unit sized at 1,206 square feet. It’s decently sized compared to new launches today. Some people may not like the irregular shape of the unit, as it does have a slimming/narrow effect on the living room. That said, the design of the interior is a classy and modern one, and the mirrors on the walls have been carefully placed to make the area feel more spacious.
