A bumper crop of new Executive Condominiums (ECs) are one of the highlights of the property market in 2026. At the current average prices, ECs may be the most appealing option for homebuyersand HDB upgraders who feel they must have a new sizeable unit.
As a result, we’re expecting a strong response to the launch of Rivelle Tampines, a new 572-unit EC along Tampines Street 95 in District 18. Rivelle Tampines will be the second new EC to enter the market this year, following Coastal Cabana in District 17 which launched in January.
The launch of Rivelle also comes not long after Sim Lian’s earlier EC project in Tampines, the 760-unit Aurelle at Tampines St 62, which also sold 90% of its units when it launched last March.
The launch of these new projects in this part of Tampines raises certain questions that prospective buyers should consider, such as the overall resale prospects in an area that already has so many ECs and condos. Amidst the prevailing market situation in Tampines, let’s see how the pricing of Aurelle compares, and whether we think the development is a good deal.

Our key considerations when analysing Rivelle.
