Flats that have just reached their Minimum Occupancy Period (MOP) tend to sell for a premium. After all, it’s a “all of the pros, none of the cons” situation: the flat is ready to move in, unlike waiting for a BTO flat. At the same time, the lease decay is irrelevant at that age.
