Thanks for sharing that, it’s all within D23 but the technically correct planning area according to URA is Bukit Batok. We’ll reflect this change 🙂

I’m curious as to why they chose a unit which cost $1700 psf when they could get a penthouse which cost only $1500 psf. Firstly, why is the penthouse cheaper and secondly, what is the consideration behind not choosing a penthouse?

Hey! Thanks for the question. The penthouse is usually bigger in size due to the higher ceiling which usually results in a lower $PSF but higher overall price. For example, #04-12 1,206 sq ft 4 bedroom is now $2,211,000 ($1,833 psf). For the penthouse, the #05-12 1,410 sq ft 4 bedroom is now $2,323,000 ($1,648 psf). So while the $PSF is higher, the buyer may not be willing to put up the difference as the extra high ceiling of 4.6m and higher floor (by just 1 level) may not justify the extra cost overall. Hope this clarifies!
