This week in Units Of The Week, we take an interest in a District that has a particular neighbourhood which has often been the butt of jokes of Singaporeans in recent years. Yes, you’ve guessed it – it’s none other than Yishun.
But other than Yishun itself, District 27 is also home to Sembawang and Admiralty. It definitely isn’t a place most people would look to when it comes to finding a home, but the upside is it is one of the more affordable areas when it comes to private developments.

Why I like it
We’ve received recent feedback that it would be good to see HDB units included in our UOTW. While we look to incorporate that fully in subsequent weeks, here is one HDB unit that caught my eye!
Dubbed by HDB as Acacia Breeze, this 5-room HDB comes in at 1,216 square feet.
What’s really eye-catching is really the interior design of the unit. Clad in a dark grey finish, the overall look is quite sultry, with a sudden pop of colour from the yellow sofa. It also features an open concept kitchen, with a “floating” dining table completing the look.
It was featured in Square Room Magazine’s front page in 2017 so that does give some weight to its design credibility!

Why I like it
Personally if I had to choose a development to live in Yishun, North Park Residences would be at the top of my list. It’s new, modern, located right atop the MRT as well as bus interchange. Plus, Northpoint City is a fantastic mall with many different shops and food options.
It has done pretty well for itself on the resale front too, with 32 profitable transactions so far, and just 2 unprofitable ones – with the highest profit clocking in at over $400,000.
This 4 bedroom unit is sized at 1,098 square feet, which some might recognise to be quite tiny. I would say, don’t expect too much in terms of the size of the common bedrooms – you’d do well to just fit single size beds in all of them.
What’s unique about this unit is really the interior design. Supposedly at a cost of nearly $100k, it is dark yes, but the gold tones provide a rather classy edge to it.

Why I like it
Euphony Gardens isn’t going to win any prizes when it comes to immediate location, as it is located close to two army camps. But, it is in walking distance to the famous Chong Pang Nasi Lemak so that could be a plus depending on your dietary preferences.
Other than that, this is an old development, having been completed in 2002. On the plus side, it is a spacious one, at 1,830 square feet for a 3 bedroom unit – although you do have to take note that some wasted space has to be given to the stairs to the second level.
But I must say, they have done a really good job with the interior. Along with the high ceiling that you get, the drooping chandelier makes a really imposing presence once you step in. And that’s not the only chandelier in the house! There’s even one at the dining room as well.
It even has a rooftop patio that is well decked out and sheltered – which is super convenient.

Why I like it
The Wisteria is sort of like a smaller version of North Park Residences, just with a smaller mall and no MRT links. That said, if you would like something less busy and crowded, this could be a better option as it has just 216 residential units, along with about 100 retail units. This is as compared to North Park Residences with 900 over units!
Other than the immediate convenience to amenities, this 3 bedroom unit at The Wisteria comes in at 969 square feet, which is just slightly smaller than the average 3 bedroom units that you’ll see today. It does feature quite an unorthodox layout, as the study is on the right of the doorway (instead of the kitchen usually). Instead, the kitchen is located down the hallway with the rest of the bedrooms. Do note there is no yard but there is a balcony outside the master bedroom as well, which may not be to everyone’s tastes.
The ID is simple, but cheery so it would be an easy fit for most!

Why I like it
You may be wondering why this unit at Parc Life EC is for sale, given that the development had only TOP-ed in 2018. Well, I can’t tell you the reason exactly, but the sellers had been granted early approval to sell by HDB.
One of the good things about this EC is it is in walking distance to Sembawang Shopping Centre as well as to Canberra MRT station.
The ID isn’t anything special, but it is quite well furnished with a motorised Ziptrak installed at the patio (its a ground floor unit), which makes it almost like an extension of your living. Plus, it provides much needed additional privacy – which is much needed for ground floor units usually.
