Which Should I Go For: A 2-Bedroom At Hyll On Holland Or A 3-Bedroom At Whistler Grand?

With regards to your question, both condominiums are very different and honestly not comparable. Hyll On Holland is located in District 10 (closer to the city), while Whistler Grand is in District 5 (closer to the Jurong Lake District).

Both districts have seen quite a few new launches in recent years, but apart from that, they cater largely to different types of buyers. Also, both unit types are not the same and so they aren’t directly comparable – that being said, we’ll do our best to provide our thoughts on each project and unit type so that you can decide what is the best course of action you should take.

Hyll On Holland

We have done a full review on Hyll on Holland, highlighting its potential and stack analysis as well.

With only 319 units, Hyll on Holland is a small-density development with ample facilities provided. It is located minutes away from Holland Village for amenities and the MRT station. Ample bus services are plying along the two major roads.

At $25xxpsf on average, it has a decent price range for a freehold development in the Holland Village vicinity in the current market. However, do be mindful that when it comes to future exit, there are a few resale options in the vicinity which adds to the competition. On the other hand, there are no schools within the 1km range which is one downside, especially for families.

Pros:

• Freehold status and value retention
• Decent facilities are provided for the number of units

Cons:

• Half of the units face the flyover, hence road noise would be an issue
• Away from amenities and the MRT station
• Lack of schools within 1-km range

Layout Analysis

At 700 sqft, the 2 bedroom layout is on the smaller side with a dumbbell layout, it cuts on often unusable spaces like corridors and entranceways. The unit comes with ventilation windows for both the bathrooms and the kitchen area. The living and dining area share the same frontage, maximising natural light and ventilation. However, the bedroom size is on the smaller side, it also has a large balcony and big A/C ledge, which takes up unit square footage.

Whistler Grand:

Soon to TOP, Whistler Grand is a mid-size development with ample facilities provided. It is located away from the MRT station and amenities, however, a few buses are plying along AYE to connect residents to the nearest MRT station.

Price-wise, there is already one sub-sale transaction last month – a 2 bedroom + study unit sold at $17xxpsf. Similarly, do be mindful that there are a few resale options in the vicinity which adds to the competition when it comes to future exit.

Pros:

• Within 1-km range from Nan Hua Primary School
• Close proximity to Jurong Lake District

Cons:

• Away from basic amenities and the MRT station
• Next to AYE, traffic noise would be an issue

Layout Analysis

At 1,066 sqft, the 3 bedroom layout is efficient and squarish. The unit comes with a proper yard area for laundry and a flexi room which provides flexibility to be used as a storage/helper’s room or a study nook. All the bathrooms and the kitchen area come with ventilation windows which is great for ventilation. Alongside the entrance foyer and dining area, the unit also comes with lots of storage cabinets. However, it comes with a long walkway entrance and an A/C ledge which takes up space.

Conclusion

All in all; both of the developments have their fair share of pros and cons. For a similar quantum – one could get a spacious 3 bedroom unit in the OCR or a smaller 2 bedroom unit in the CCR district.

I would pick Hyll On Holland for its prestigious address and convenience to the city, while Whistler Grand for its spacious unit size and proximity to Nan Hua Primary School.

Personally, Whistler Grand would be my choice for a proper size 3 bedroom unit with decent facilities, despite it being further away from the MRT station and amenities. There is also a future potential with the Jurong Lake District in mind.
