Units Of The Week Issue #80

This week, we take a closer look at District 15 in our Units Of The Week issue. District 15 is well known for its mix of luxury and boutique condos, as well as sea views on offer – and being close to the city too! With the upcoming Thomson-East Coast MRT line set to upgrade the connectivity to the area soon, this space will definitely be one to look at.

1Costa Rhu

$1,960,000
Project | Costa Rhu |
---|---|
Address: | 1 Rhu Cross 437431 |
Tenure: | 99-year Leasehold |
Size: | 1,345 sqft |
$PSF: | $1,457.25 |
Developer: | Amcol Gardens Pte Ltd |
TOP | 1998 |
Why I like it
At 1,345 square feet, this 2 bed 2 bath unit at Costa Rhu is absolutely massive for its class (there are 3 and 4 bedroom units at this size). Bear in mind, this isn’t a penthouse or PES unit either (in fact, the balcony is pretty small), so you are getting a lot of interior space here.
I can’t say I’m a fan of the wallpaper in the dining area, but the rest of the house is really warm and cosy looking. Close to $200k was spent on the reno a year ago so it is definitely still in great condition. Other than the unblocked views, you do have the addition of a private lift, and you are in walking distance to the Circle line MRT and the upcoming Thomson East Coast line as well!

2Carpmael Thirty-Eight

$2,550,000
Project | Carpmael Thirty-Eight |
---|---|
Address: | 38 Carpmael Rd 429781 |
Tenure: | Freehold |
Size: | 1,259 sqft |
$PSF: | $2,025.42 |
Developer: | LWH Carpmael Pte Ltd |
TOP | 2020 |
Why I like it
Carpmael Thirty-Eight doesn’t have the best name to me, but for those looking for something new and exclusive this would be one to look at. With just 16 units and built in 2020, this freehold boutique development enjoys a location close to 7 primary schools.
While smaller than the Costa Rhu apartment on this list, this is a 4 bedroom unit at 1,259 square feet. Definitely at this size though, something’s gotta give, and this has just 2 bathrooms, so essentially 3 of the common bedrooms will be sharing 1 bathroom. The unit is nicely designed though, and the higher than average ceiling does make it feel more spacious than it is on paper.

3Sea Avenue Residences

$1,070,000
Project | Sea Avenue Residences |
---|---|
Address: | 11 Sea Avenue 424228 |
Tenure: | Freehold |
Size: | 635 sqft |
$PSF: | $1,685.04 |
Developer: | Hillwood Development Pte Ltd |
TOP | 2006 |
Why I like it
This is another small boutique project with just 30 units that was completed in 2006. It’s 635 square feet, so just enough room for 2 bedrooms and 1 bathroom. It is a ground floor unit, so you do get a view of the pool, but it isn’t a terribly exciting looking pool so I can’t decide if that’s a plus or negative point. Views aside, it does have a really interesting interior design. It’s kinda quirky but visually very interesting and unique!

4The Cape

$1,350,000
Project | The Cape |
---|---|
Address: | 25 Amber Road 439872 |
Tenure: | Freehold |
Size: | 615 sqft |
$PSF: | $2,195.12 |
Developer: | Beauty World Properties Pte Ltd |
TOP | 2014 |
Why I like it
This is a 1 bedroom unit at 615 square feet – which is very decent if you were to compare to today’s standards. This is a freehold development of just 76 units that was built in 2014, so it is still a modern one.
The layout is quite an interesting one too, with the balcony by the master bedroom, instead of the living/dining area. That said, I’m definitely not a fan of the bay window that runs throughout the living/dining and bedroom but on a positive note – the design of the space is showflat quality.

5Casuarina Cove

$1,880,000
Project: | Casuarina Cove |
---|---|
Address: | 120 Tanjong Rhu Road 436904 |
Tenure: | 99-year Leasehold |
Size: | 1,389 sqft |
$PSF: | $1,353.49 |
Developer: | Steadfast Development Pte Ltd |
TOP | 1996 |
Why I like it
Casuarina Cove is an old one, having been completed in 1996. It has a total of 160 units although it is a 99-year leasehold development. At 1,389 square feet for a 3 bedroom unit it is certainly a decent size, and you are just a 2-minute walk away from the upcoming Tanjong Rhu MRT station on the Thomson-East coast line so future connectivity wise this is great.
