Unless you’ve been hiding under a rock, you’d know that District 10 (or more specifically, the Holland area) currently has quite a number of new launch developments that aren’t doing as well as initially hoped.
Still, let that not detract away from the fact that the resale market is moving – and people are still on the lookout for bigger homes that suit their new needs better.
This week, we continue our search for more spacious units in District 10 (well, some more than others) – that Nassim one is a beauty!

Here we go, these are the Units Of The Week for the week of 23 June 2021.

1Beaufort on Nassim

$10,000,000
| Project: | Beaufort on Nassim |
|---|---|
| District | 10 |
| Address: | 12 Nassim Road 258380 |
| Tenure: | Freehold |
| Size: | 3,358 sqft |
| $PSF: | $2,977.66 |
| Developer: | Powerford Pte Ltd |
| TOP | 2009 |
Why I like it
There’s a reason why the Nassim area can command such prices in Singapore. It’s low-lying and low-density and really private – yet is still extremely central. As you might expect, prices here are not to be sniffed at, and only the truly well-heeled would be able to afford to live here.
This 3,358 square feet unit at Beaufort on Nassim comes at an eye-watering price, but as mentioned above this is Nassim after all so let’s not talk price here – it’s all about the emotional aspects. This is a penthouse unit, but Beaufort on Nassim is only 4 floors high. Again, the immediate area is all low-lying so you still get pretty nice greenery views all around. What’s special though, is the open rooftop that has been delightfully done up. With the different plants and decorations, it looks to be a wonderful respite after work hours.
All the 3 bedrooms are on the lower floor, with the top floor reserved for a study, the open rooftop and even a jacuzzi area.

2D’Leedon

$8,368,000
| Project: | D’Leedon |
|---|---|
| District | 10 |
| Address: | 15 Leedon Heights 266225 |
| Tenure: | 99-year leasehold |
| Size: | 4,650 sqft |
| $PSF: | $1,799.57 |
| Developer: | Capitaland |
| TOP | 2014 |
Why I like it
This isn’t the first time we are featuring a unit at D’Leedon, and it likely won’t be our last given that there are 1,715 units here! It’s a penthouse unit – and a giant one at that. It features 4,650 square feet of space mostly set over a single level, with the rooftop open space and swimming pool situated on the second floor. And of course, being the penthouse, you are at literally the highest point in the immediate area – so you can enjoy sweeping views over the entire Holland district.
Other than the often discussed angular shape of the building, the layout of the penthouse does actually make a lot of sense. The huge dining and living area is on one side, and you’d need to walk along a long hallway to get to the second part of the unit, where the giant master bedroom and 2 other common bedrooms are located at. In other words, it’s great for entertaining as you get a lot of privacy for the bedrooms.
And well, it certainly looks the part of a lux penthouse with that stylish interior.

3RV Residences

$2,680,000
| Project: | RV Residences |
|---|---|
| District | D10 |
| Address: | 463 River Valley Road 248348 |
| Tenure: | 999-year Leasehold |
| Size: | 1,292 sqft |
| $PSF: | $2,074.30 |
| Developer: | Asiawide Resources Pte Ltd |
| TOP | 2014 |
Why I like it
This unit is undoubtedly small in comparison to some of the entrants on this list, but I am plunging for it because it isn’t easy to find a 4 bedroom unit in this neck of the woods at this price point as well. Sure, it might not be as glamorous as some of the other developments in the area, but if you have a bigger family and want privacy for each of them – and yet want to stay somewhere central, you don’t really have too much choice!
This is a penthouse unit set over 2 floors, so there will be some wasted space with the staircase. Bedrooms are naturally on the small side but the unit is still very well-furnished and in a ready-to-move-in condition (definitely a plus in today’s delayed construction environment!)

4Zenith@Zion

$1,888,888
| Project: | Zenith@Zion |
|---|---|
| District | 10 |
| Address: | 60 Zion Road 247785 |
| Tenure: | 999-year Leasehold |
| Size: | 743 sqft |
| $PSF: | $2,542.44 |
| Developer: | 999-year Leasehold |
| TOP | 2011 |
Why I like it
Zenith @ Zion isn’t a very well-known development in an area chock full of private condos, but it does feature probably the nicest view on this side of the equation. This 2 bedroom unit especially overlooks the water and that open view isn’t something that you get too often in this rather dense area.
At 743 square feet for a 2 bedroom unit, it definitely isn’t big but that view of the water is well worth it! It is also 999-years (basically as good as freehold), and will be a short walk to the upcoming Great World MRT station. Plus that revamped Great World City shopping centre is quite a turnaround from its previous state!

5Three Three Robin

$10,000,000
| Project: | Three Three Robin |
|---|---|
| District | 10 |
| Address: | 33 Robin Road 258208 |
| Tenure: | Freehold |
| Size: | 4,650 sqft |
| $PSF: | $2,060.16 |
| Developer: | SC Global |
| TOP | 2014 |
Why I like it
Not many people know of this project as it is set quite far into Robin Road. Neither do many know that this is actually an SC Global project. It is a freehold project built in 2006 with just 36 units so it is as exclusive as they come.
This is the penthouse unit, a rather sizeable one at 4,854 square feet with 4 bedrooms. Everything is on the first floor, with the open roof deck (and private swimming pool) located on the second. The unit is set in a regular rectangular layout, with each bedroom enjoying the luxury of an attached bathroom.
That said, the lack of a private lift here is a surprising miss.
