In this week’s issue of Units Of The Week, we’ve landed on District 28 is the location of choice.
For the uninitiated, District 28 is one of the districts in the OCR (Outside Central Region). And if you couldn’t tell by the number, it is generally considered to be located in the more “ulu” parts of Singapore, with neighbourhoods like Seletar and Yio Chu Kang.
But of course, the upside to the downside of its further away location are its more affordable price points.

Why I like it
As with most developments in this neck of the woods, The Topiary isn’t what you would consider to be a conveniently located development as far as proximity to MRT is concerned. The nearest MRT stations of Buangkok and Sengkang aren’t going to be considered near enough to even be of use, and even the closest LRT Station (Fernvale) isn’t particularly walkable.
That said, this executive condominium would appeal to those who have a car and are looking for a 3 bedroom unit that is under the magical million dollar mark.
At 904 square feet, it isn’t big for sure, but it is quite efficiently laid out. As it was completed recently in 2016 you don’t get the wasted planter and bay window space so it is mostly well utilised space.
Done up in what I would describe as a Muji-inspired style, it is in a relative ready to move in condition.

Why I like it
Seletar Park Residence isn’t too far from The Topiary, so all the concerns that Ryan has listed above with regards to its location all hold true here. That said, it is just next to Greenwich V mall, which while it isn’t big – it does have a good mix of shops. To name a few, Cold Storage, Cedele, Anytime Fitness, and Toast Box should be enough for grocery needs and a quick bite or coffee.
But what I like about this is really the design of the development itself. Designed by renowned architects SCDA (the same guys behind Leedon Residence, Riviere and many more), for fans of their design you’d immediately notice that signature minimalist luxury look. If you’d look at their roster of past projects, you’d see that many are in the prime districts, so it is quite a surprise to see a development of this look in the area.
This unit is a 2 bedroom 2 bathroom that is sized at 840 square feet, which is a little bigger than the average today. It is really nicely designed, well fitted with the style of the exterior. For those who are fans of that upmarket feel will surely love what has been done to the space. Admittedly the facing isn’t the best, but those wide balcony doors do let a good amount of light in.

Why I like it
I’m certainly no stranger to High Park Residences, having done a full review and video on it.
Which is exactly why I picked this unit this week. For families with young children, High Park Residences is undoubtedly one of the best developments. It has a wide array of kid-friendly facilities – flying fox, boxing ring, and even multiple water slides.
Aside from that, this 4 bedroom unit is quite efficiently laid out, but the highlight has to go to that curved master bedroom view of the area. Set on a high floor, it is quite a masterful view.

Why I like it
This 4-room HDB is sized at 1,001 square feet so it isn’t too badly sized at all. It does have a lease remaining 92 years and 7 months left so for those looking to stay for an extended period of time, this should be a rather attractive point.
The unit in particular is quite impeccably furnished. It’s clean and minimal, and I am a fan of that colour tone and design.
Location wise it isn’t the best, but it is in walkable distance to Seletar Mall and Fernvale LRT as well.

Why I like it
This 3 + 1 study bedroom unit comes in at 1,227 square feet, which is just okay in terms of size. That said, for family living it has squeezed all that you might be looking for, with a yard – although it must be said that 1 of the bedrooms is quite small.
The biggest plus point is probably the interior of the place. It’s smart, and that neutral colour palette looks sophisticated and modern.
