Space has become a precious commodity during the pandemic, and many have been willing to pay the premium for a bigger home. Mix that with construction delays, and you can see just why resale homes have been so in demand.
This week, we take a look at bigger-sized HDB’s – in particular over 1,600 square feet in size. In fact, we’ve even found a very rare landed home and even a penthouse option!

165 Jalan Ma’mor

$1,580,000
| Address: | 65 Jalan Ma’mor |
|---|---|
| Tenure: | 99-year Leasehold |
| Size: | 2,863 sqft |
| $PSF: | $551.87 |
| Developer: | HDB |
| Lease Start Date: | 01 Jul 1972 |
Why I like it
A landed HDB. Two words that you won’t commonly put together, and something that most people are surprised on hearing of such an option. You might have seen our article on HDB landed homes, in which we detail out that there are an estimated 200 units at Jalan Bahagia (Whampoa), and 84 units along Stirling Road (Queenstown).
This one here is a 2,863 square foot landed home in Jalan Ma’mor, and is the ultimate choice should you prioritise landed living over anything else (and obviously, with a limited budget). There’s nothing quite as spacious yet private in the HDB market, and as expected in the current market is priced at a premium.
Still, it is designed in a modern style and I really like how the doors can be opened up totally with a view towards the garden.

2Pasir Ris HDB Penthouse

$1,080,000
| Address: | Pasir Ris |
|---|---|
| Tenure: | 99-year Leasehold |
| Size: | 2,043 sqft |
| $PSF: | $528.63 |
| Developer: | HDB |
| Lease Start Date: | 1993 |
Why I like it
This is an Executive Maisonette located on the top floor, with a open terrace that looks out towards a lovely blanket of greenery – and is undoubtedly one of the main attributes of this home. While the interior is more dated, there’s absolutely no doubting the size of this unit – at 2,043 square foot.
It’s set over 2 floors, so there will be some wasted space at the staircase, and as well as the small balcony on the second floor, and the open terrace on the first. As mentioned above, the view is great so the open terrace can definitely be used for al fresco dining. There’s even a study on the ground floor (aside from the 3 bedrooms on the second floor) which is great in the current WFH environment.

3407 Hougang Avenue 10

$900,000
| Address: | 407 Hougang Avenue 10 |
|---|---|
| Tenure: | 99-year Leasehold |
| Size: | 1,614 sqft |
| $PSF: | $557.62 |
| Developer: | HDB |
| Lease Start Date: | 01 Sep 1986 |
Why I like it
Executive Maisonette’s are all the rage right now because of the space it offers, and this 1,614 square feet EM home at Hougang is no different. Sure, it is 37 years old at this point in time, but you aren’t going to get many units with this size in the current market if you are looking for something new.
The layout here is pretty standard, with the living and dining areas on the first floor, and the three bedrooms on the second floor. It’s great that it is very well furnished and renovated too, so you really can just move in with your furniture!

4585 Pasir Ris Street 53

$946,000
| Address: | 585 Pasir Ris Street 53 |
|---|---|
| Tenure: | 99-year Leasehold |
| Size: | 1,634 sqft |
| $PSF: | $578.95 |
| Developer: | HDB |
| Lease Start Date: | 01 Oct 1995 |
Why I like it
Let me just start by saying that I really like the design of this Executive Maisonette. It looks different from most designs out there, and yet has a very homey and cosy look about it. Especially that wooden platform-ed living area, where the wooden feel really encapsulates that warm vibe to me.
This EM is sized at 1,634 square feet, which comes with a study on the first floor, and the other three bedrooms on the second floor. It has a great location at Pasir Ris, just 4/5 minute walk from the Pasir Ris MRT station.

5105 Jalan Rajah

$1,080,000
| Address: | 105 Jalan Rajah |
|---|---|
| Tenure: | 99-year leasehold |
| Size: | 1,657 sqft |
| $PSF: | $651.78 |
| Developer: | HDB |
| Lease Start Date: | 01 Jul 1984 |
Why I like it
This is a large Executive Maisonette at 1,657 square feet. It features the usual layout of the bedrooms on the top floor, with the living and dining on the first floor.
The design of the space is still relatively modern. The wooden platform at the balcony area is simple, and yet lets you have more storage drawers. The rest of the apartment is pretty clean, and one of the bedrooms features an open window courtyard concept – which is pretty cool!
