Why I like it
It’s always a tradeoff that you’d need to decide for yourself if you have a limited budget. Do you want to opt for more space? Or a better location? Well, if you do drive and space is something that you prioritise more, then this unit could be an option for you.
It’s about a 4-minute walk to 294 Yishun wet market and eateries, and not too far from the sizeable Yishun neighbourhood park as well.
For the unit itself, it’s a good sized 1,313 square feet of space that is pretty functional. You have a monochrome theme throughout the house, although the living and bedrooms have lighter tones which helps to brighten up the space. The tiles in the bathroom do sport a darker tone which gives it a modern look and is also easier to upkeep as compared to light coloured tiles that may stain more easily. The current owners have also done an L-shaped cabinet in the kitchen so the laundry area is nicely defined.
As I mentioned, the obvious drawback here is that it isn’t within walking distance to Yishun MRT station. And some may not like that it is across the road from B1 and B2 factories.

Why I like it
This is another 1,313 square feet 5-room HDB located at Bukit Batok. In terms of the immediate location, it is just one street away from basic amenities like a Giant and NTUC Fairprice, as well as various eateries. It isn’t within walking distance to Bukit Batok MRT station though, but at the very least you are withing close walking distance to Keming and Bukit View Primary School.
The layout is efficient, it comes with a study area, balcony and service yard without compromising on the rest of the liveable space. The owner has also removed the balcony doors so the balcony area is now part of the living room, making it feel more spacious. It’s good to know too that th layout allows for reconfiguration of the space as most walls can be hacked – eg. can create an open concept kitchen, relocate store room, combine study area and balcony, etc.

Why I like it
For those looking for more space, this massive 1,453 square feet unit is one to look at. It’s a 5A model, and the balcony is even big enough to be used as a 4th bedroom (albeit a small one), if you desire for more bedrooms. The unit is done up very simply with minimal fixtures which is great for those who are looking to revamp the place as less hacking works will need to be done. It’s also a door to doot unit, so you only have one neighbour here which is great for privacy.
Location wise, you are between Jurong West 505 Market & Food Centre and Jurong Central Plaza (also has a wet market and food centre), and both under 10 min walk away. You also aren’t too far away from the Jurong Park Connector, which takes you down to the gigantic Jurong Lake Park.
As with most units at this size and price, you aren’t within walking distance to Lakeside MRT (it’s about 17 minutes), although the future Hong Kah or Corporation MRT on the JRL may help.

Why I like it
At 1,302 square feet, this 5-room HDB unit at Woodlands is certainly a good size for those looking for a bigger space for their family. It’s about an 8 min walk to Admiralty MRT and Kampung Admiralty Wet Market & Food Centre, which is not bad at all (compared to the rest on this list). And you are about the same distance away from 888 plaza, where you’ll find an NTUC, as well as the usual Guardian, and different food options.
It offers a functional layout that is regularly shaped for ease of furniture placement. The wood tone flooring creates a warm vibe and is easy to complement should you decide to change up the reno. The kitchen comes with a service yard which is always a plus point and wood tone cabinets and floor tiles are in sync with the rest of the house.

Why I like it
This is another option for you if Woodlands is a location you are familiar with. It’s about a 7 min walk to Woodlands MRT (dual line) and Causeway Point where you’ll find all the amenities that you might need. You are also just across from Woodlands Neighbourhood Park, and a further walk away from the bigger Woodlands Town Park East as well, if you desire to be close to nature.
This is a 1,313 square feet unit, which is regularly shaped. There is a mesh of different themes here – vintage industrial vibes in the living and bedrooms, both bathroom have different feels as well. One is more minimalistic, while the other has a vintage farmhouse vibe.
One drawback to note, it is facing the MRT track so may be affected by train noise – but there are trees between the block and the track which could help block out some of the noise.
