If you are one of the privileged few that are earning enough to consider an EC, the big question will always be on your mind. EC or BTO? If you have been following the EC market closely, you will know that there was a big demand for ECs from 2012 to 2013, when 14 out of 16 new EC projects were at least 33 percent sold within the first month of their launches. This can be seen also from the year 2010 to 2015 alone, as there were a total of 41 ECs launched in the market. However, because of cooling measures in late 2013 like the Mortgage Service Ratio (MSR) and resale levies, this has effectively cooled the market down.

The Executive Condominium (EC) was first introduced in 1996 as a means to cater to the sandwiched income group, which in today’s context are households with a combined income of between $12,000 to $14,000. ECs are designed and built by private developers and the EC price is released to be lower than the surrounding condominiums to cater to the middle class. There are several clauses to this discount, such as a Minimum Occupation Period (MOP) of 5 years before it can be sold in the open market, and the development will only be fully privatised after 10 years. This is the important point to note here, because the EC price should be on par with private condominiums around the area, despite the initial cost being 20 to 25% lower than the private condominiums.
