1Kingsford Waterbay

$1,388,000
Attribute | Info |
Address | 72 Upper Serangoon View |
Tenure | 99-year Leasehold |
Size | 980 SQFT |
$PSF | $1,416 PSF |
Developer | Kingsford Property Development Pte Ltd |
TOP | 2018 |
Why I like it
Kingsford Waterbay stands out as one of Hougang’s mega projects, featuring a sizeable 1,165 units. As with most large-scale developments, it brings both benefits and trade-offs.
While some might find the higher living density a compromise, it’s balanced by lower maintenance fees and an array of facilities that make day-to-day living more convenient.
Positioned right along the Serangoon River, the project enjoys direct access to the park connector leading to Coney Island and Lorong Halus Wetland Park. However, the main drawback here is the distance to the nearest MRT station, which isn’t within a short walk.
On the convenience front, there’s a supermarket and a variety of food options just across the street within an HDB cluster, catering to everyday essentials.
The unit itself is a compact yet functional 980 square feet, completed in 2018 and requires minimal renovation (if you’re not fussy). It’s efficiently laid out with four bedrooms, two bathrooms, and a balcony extending from the living area. Plus, every bedroom is fitted with floor-to-ceiling windows, allowing for either views of the Serangoon River or more natural light.

Why I like it
Nestled between Sembawang Hot Spring Park and Sungei Simpang Kanan, Yishun Sapphire has a well-establised set of amenities nearby.
Just a short 3-minute walk from Canberra MRT (North-South Line) and Canberra Plaza, daily conveniences are well within reach. Plus, it’s near the landed estate of Jalan Kemuning and is linked to the park connector that connects you to Sembawang Park and Yishun Park & Pond.
The unit itself is laid out across a spacious 1,399 square feet. With four bedrooms (two of which are ensuite), three bathrooms, a home shelter, and a kitchen with an enclosable yard, it’s a space that caters to both functionality and comfort.

Tenure | 99-year Leasehold |
Size | 1,259 SQFT |
$PSF | $1,247 PSF |
Developer | Hao Yuan (Woodlands) Pte Ltd |
TOP | 2019 |
Why I like it
If you’re on the hunt for a newly MOP-ed EC, Northwave could be worth a closer look. It’s the latest addition among several ECs in the area, bringing a fresh option to this maturing neighbourhood.
The location holds its own as well. Although Admiralty MRT Station (North-South Line) is about a 15-minute walk away, you’ll find plenty of nearby amenities. Kampung Admiralty and Admiralty Place provide convenient choices for shopping and dining while neighbouring HDB clusters offer additional options like a supermarket and coffee shops.
This unit spans 1,259 square feet with four bedrooms (each fitting a double bed), two bathrooms, and a spacious common living area.

Why I like it
Just across from Orchid Country Club, Signature at Yishun is ideal for those who appreciate a quieter living environment. It’s a short walk to Wisteria Mall for daily essentials, and there’s also a nearby supermarket and food options within the surrounding HDB clusters.
The unit itself offers a practical 1,184 square feet- just right for a four-bedroom setup. While three of the bedrooms are well-sized, one is noticeably more compact. You’ll find two bathrooms, plus a small but well-planned kitchen that includes a separate yard, WC, and a utility room.

5Palm Gardens

$1,580,000
Attribute | Info |
Address | 20 Hong San Walk |
Tenure | 99-year Leasehold |
Size | 1,346 SQFT |
$PSF | $1,174 PSF |

Why I like it
Located just behind the landed enclave of Hong San Walk, Palm Gardens may be a mature development, but it’s surrounded by a solid array of neighbourhood amenities.
Right across from Keat Hong LRT Station, it’s just a quick 3-stop ride to Choa Chu Kang MRT (North-South Line) and Lot One. Nearby, you’ll find both Keat Hong and Teck Whye Shopping Centres, which offer a wet market, supermarket, and a variety of dining options. There’s also a good spread of eateries within the neighbouring HDB blocks for added convenience.
The unit itself has some standout features worth mentioning. It comes with private lift access that opens directly into your foyer and living room- lending an exclusive, premium feel. Alternatively, a secondary entry through the kitchen is convenient for deliveries or groceries.
Spanning 1,346 square feet, the apartment offers four bedrooms (two ensuite), three bathrooms, a small storage cabinet, and an enclosed kitchen. Notably, it’s designed without a balcony, which maximizes internal space, a practical advantage for those who prefer more usable indoor area.
