This week in Units Of The Week, we take a circle back to District 10. It’s been a while since we’ve covered it for UOTW, but since we’ve had quite a few enquiries for the area (shameless plug: maybe it’s because of the launch of our first condo review video), we decided to feature a few of the more eye catching ones.
While we are featuring some of the usual suspects, there are one or two that might be less well known to most but the most hardcore of District 10 lovers.

Here we go, these are the Units Of The Week for the week of 16 December 2020.

1Pinewood Gardens

$3,250,000
Project: | Pinewood Gardens |
---|---|
District: | 10 |
Address: | 23 Balmoral Park |
Tenure: | Freehold |
Size: | 1,679 sqft |
$PSF: | $1,935.68 |
Developer: | City Development Limited |
TOP: | 1990 |
Why I like it
Pinewood Gardens is one of those places that I’d classify as a – if you don’t know, you would probably never know, given just quite how deeply it is located within Balmoral. It is also one of those places where what you see on the portals doesn’t quite translate to its real life situation. For example, on PG it shows that it is only an 8 minute walk to Stevens MRT – but in reality it is quite a bit longer than that. So much so that I definitely would not recommend Pinewood Gardens for those that are dependant on public transport.
For those that like a bit more privacy as well as peace and quiet, Pinewood Gardens does take on a different light. Yes, it is a 30 year old development now, but it still does look relatively classy on the outside.
Also, the interior is anything but old. It’s pretty modern, and while nothing extravagant, I think would suit the palates of most.

2Leedon Residence

$9,800,000
Project: | Leedon Residence |
---|---|
District: | 10 |
Address: | 20 Leedon Heights |
Tenure: | Freehold |
Size: | 4,610 sqft |
$PSF: | $2,125.81 |
Developer: | Guocoland |
TOP: | 2015 |
Why I like it
For me, Leedon Residence is one of those places that I’d usually recommend should anyone be looking for a luxury property in the District 10 area. Its biggest selling point is probably the amount of space it affords its residents. Set on a sprawling land size of over 500,000 square feet housing just 381 units, it is really quite magnificent in that regard.
Aside from land, another great point is the unit sizes. At 4,610 square feet, this 4 bedroom unit is massive. Granted, not all of it is internal living space (quite a big chunk is its outdoor garden and private swimming pool). Still, it is almost like landed living in a luxurious condo setting, so you can see why it is attractive to foreigners.

3D’Leedon

$1,520,000
Project: | D’Leedon |
---|---|
District: | 10 |
Address: | 11 Leedon Heights |
Tenure: | 99 years |
Size: | 893 sqft |
$PSF: | $1,702.13 |
Developer: | Capitaland |
TOP: | 2014 |
Why I like it
Seeing as how I’ve only recently done my review of D’Leedon, I couldn’t quite help but pick one as well for my choice in this weeks UOTW. I’d recommend to watch the video for more, but in a nutshell, the D’Leedon is great for families and those who prefer places that are more stimulating. Basically, if you are the active type that loves being around people, the D’Leedon is absolutely fit for that.
Facilities aside, this 2 bedroom unit sits on the large side at 893 square feet, although it must be noted that it comes with just one bathroom. The interior design isn’t anything spectacular, but it is still quite an overall cohesive and pleasant design.

4Pollen & Bleu

$3,300,000
Project: | Pollen & Bleu |
---|---|
District: | 10 |
Address: | 15 Farrer Drive |
Tenure: | 99 years |
Size: | 1,442 sqft |
$PSF: | $2,288.49 |
Developer: | Singland Development |
TOP: | 2017 |
Why I like it
Pollen and Bleu does stick out like a sore thumb on this side of Farrer. First, it is by far the newest development, as it sits smack in the middle of many much older condos. Second, it is the smallest, by far as well. Third, it is the only leasehold project on this side of Farrer Road.
So what are its selling points? For one, if you prefer modern developments and something a little more boutique and private, you don’t really have much choice in this area unless you move further down to the Serene side of things. You do also get quite nice greenery views in over the Sommerville side, which is quite nice.
This unit comes in at 1,442 square feet, which is not a great size for a 4 bedroom unit, but if you do not mind the smaller interior space can be a decent option for families that require a bigger number of bedrooms.
Out of everything though, one thing that really catches my eye is the ID of the unit. I can’t quite decide if it is more African or Balinese to my untrained eye, but I do like the vibe of it.

5The Holland Collection

$6,288,888
Project: | The Holland Collection |
---|---|
District: | 10 |
Address: | 53 Holland Road |
Tenure: | Freehold |
Size: | 3,079 sqft |
$PSF: | $2,042.51 psf |
Developer: | Lippo Group |
TOP: | 2011 |
Why I like it
As you might well tell by its name, The Holland Collection is premium in both its offering, and its price. At nearly $6.3 million, it is almost double the Pollen & Bleu unit above, although it must be said that this one is significantly bigger as well (double the size at 3,079 sq ft).
For those looking for exclusivity, The Holland Collection features just 26 units. It is in a quite a quiet area that people don’t often venture too (landed homes around), but because its land size is small, units do face each other.
If you can look past that and the lack of facilities, this 4 bedroom unit features two levels of which the living has a double volume ceiling. Entry is of course via private lift, although sadly it doesn’t access the second level as well. It can also double up as a multi-generation home given the segregation of both levels. The top level has two bedrooms, a family area and an open terrace which is quite a nice cosy space.
