Units Of The Week Issue #26

It’s Tuesday, and our weekly roundup of Units Of The Week is here once again. Seeing how we are on issue 26 is strangely fulfilling, we’ve gone through half a year of UOTW already! Time flies.
Our team’s pick of the week? A front-row greenery view that is increasingly hard to come by in Singapore – it’s quite a stunner.
Missed last week? You can view the previous issue here.

Here we go, these are the Units Of The Week for the week of 1 September 2020.

1The Botanic on Lloyd

$7,300,000
Project: | The Botanic on Lloyd |
---|---|
District: | 09 |
Address: | 31 Lloyd Road |
Tenure: | Freehold |
Size: | 2,594 sqft |
$PSF: | $2,814.19 |
Developer: | CapitaLand Residential |
TOP: | 2006 |
Why I like it
I’ve always liked the location of The Botanic on Lloyd. It’s in a quiet spot off Killiney Road but yet has a plethora of food options on the Killiney stretch and a 24 hour NTUC just around the corner. And that’s not even taking into account the close walking distance to Somerset.
What else do I like about this unit? Well, this 3 bedroom unit at The Botanic on Lloyd is also superbly renovated – it wouldn’t look out of place in an interior magazine that’s for sure.
It’s definitely asking a premium price, so you’ll have to judge if the design and ready to move convenience is worth that premium to you.
– Ryan

2Botanika

$8,563,400
Project: | Botanika |
---|---|
District: | 10 |
Address: | Holland Road |
Tenure: | Freehold |
Size: | 3,294 sqft |
$PSF: | $2,599.70 |
Developer: | Tuan Sing Holdings Limited |
TOP: | 2009 |
Why I like it
It may be 11 years old now, but it’s a testament to the evergreen design of Botanika that it still looks in keeping with many other new launches today.
At 3,294 square feet and with only 34 total units. This 5 bedroom apartment is really for families looking for a big living space but prioritise privacy above all else. It isn’t really a conducive place for small kids so I would advise younger families to look elsewhere.
But the real selling point of this development is really the greenery view. The balcony opens up towards the forested area of Tyersall Avenue – which provides a stunning lush forest view. It’s quite unlike any other view because you are essentially thrust in the thick of the action – so it’s almost as if you are living in a forest.

3The Centris

$1,200,000
Project: | The Centris |
---|---|
District: | 22 |
Address: | 65 Jurong West Central |
Tenure: | 99 years |
Size: | 980 sqft |
$PSF: | $1,224.49 |
Developer: | Primepoint Realty Development Pte Ltd |
TOP: | 2009 |
Why I like it
As one of the very first integrated developments in Singapore, The Centris is no doubt a winner when it comes to convenience. It sits atop the communal hub that is Jurong Point, so it has a ton of shops, food, and amenities right at your doorstep.
This is in addition to Boon Lay MRT station (although it is far West), Jurong Medical Centre just opposite, as well as Jurong Central Park for that expanse of greenery to revel and play in.
I wouldn’t say the unit is exceptionally well renovated, but it is well fitted out with furniture such that it looks homely and an appealing place to live.

4Spring Grove

$1,700,000
Project: | Spring Grove |
---|---|
District: | 10 |
Address: | 53 Grange Road |
Tenure: | 99 years |
Size: | 1,335 sqft |
$PSF: | $1,273.41 |
Developer: | City Developments Limited |
TOP: | 1996 |
Why I like it
We last wrote about Spring Grove in our “what to look for in an older condo” article. For the benefit of those who haven’t read it yet, Spring Grove would be a tough one to en bloc because it is sitting on freehold land that is owned by the United States Government.
But taking that en bloc potential aside, Spring Grove is definitely on coveted land in a central location. Units are spacious (this 2 bedder comes in at 1,335 square feet), and land size is great for just 325 units.
The unit has a decent minimalist interior too, so you wouldn’t have to invest as much where renovation is concerned.
– Stanley

5River Isles

$978,000
Project: | River Isles |
---|---|
District: | 19 |
Address: | 68 Edgedale Plains |
Tenure: | 99 years |
Size: | 947 sqft |
$PSF: | $1,032.73 |
Developer: | Qingjian Realty |
TOP: | 2016 |
Why I like it
Coming in at under a million for a 3 bedroom unit is always going to be an attractive proposition – even if River Isles isn’t really near an MRT station.
This unit is rather well renovated – I like the neutral colour palette, and the transparent cabinets in the bedrooms are definitely an eye catcher – although I’m not sure I would like my belongings to be so openly viewed by everyone.
